This question is for all experts on this forum, and in particular for saadi aquarius sb. I have been looking at investing in a 4.5 marla commercial plot in dha Islamabad Ph 2 j sector with a veiw to construct in a small plaza there. Do you think this is a profitable venture? Is it best to sell the shops etc. Individually during construction, or build and “hold” for renting out? What are the longer term prospects for such a project? Your replies would be greatly appreciated!
Sir commercial ventures are always high worth high yielding but requires big investment your commercial plot should be on best location…If you are thinking to dispose off a plaza after constructing it, then honestly speaking it would be difficult to dispose off such a plaza although in the years to come, sale purchase of plazas will go high with the reduction in number of commercial plots. Secondly plazas in dha are best for rental income as rental income is superb and people usually go for rental yield after constructing a plaza.Nobody sells it.Thirdly don’t confine your self to sector J only, but look to other options as well which i can provide you…For longer term i would say that they are surely and definitely excellent…

There is hardly any current commercial plaza in DHA-2 which is completely on rent ..... 90% of them just have lower ground and ground on rent ... Upper stories all vacant. If they cant get those on rent, who will buy them?
Sector J has worst commercial plots in DHA-2 .... Only property dealers will take it on rent if you have on main road facing.
The best commercial within DHA-2 is E sector on Jinnah Boulevard, followed by Sector D & Sector A commercial areas on Iqbal Boulevard.
Many thanks Saadi and Sheikh Sb. I was told by one of my dealer freinds that they could get me a 4.5 marla commercial plot for 1 cr. And 87 lacs. Apparently this plot is on the back side not on the main boulevard. I dont know if it is worth considering it?
Plot 27 or 28 was on sale for 2 crores few days back .... Probably its the same plot he is talking about ...
sure shot its back plot not main road plot.
All these plots on back side have Karyana store, hardware store, tandoor etc ....

I would rather get a commercial plot from 1-12 on Tipu Boulevard closer to gate 8 & Askari Towers.
Once gate opens, that will be your main access point for traffic going to Islamabad and has potential.

The commercial plots in DHA-2, likely to gain in future but now they look like doll houses. No lifts and empty and crying for rent!
DHA is bringing a state of the art commercial complex right in the middle of DHA-2 and I think it would attract investments...this place is at the central roundabout.
Yes, J commercial is housing only dealers and other running commercials, presently, are not good in rents as we stand!
This central complex will have all attractions inside. I do not know WTC would make it down or both will gain in value?
But I would quote the famous saying:
Always open your shop in the market: If there are two shops already there and yours is 3rd one, all three will gain more!
I think if WTC gets success, the nearby commercials would likely to get success as well.

Abdul Qayyum sb, what are the prospects of WTC shops at floor 1 and 2 getting completed and launched. Do you reckon it will fetch good yield in terms of price and rent if invested today? How would you place WTC in comparison to Centaurus.

Commenting upon your query is like winning a cricket match against India!
However with my little knowledge, I could see things as flowing:
City of Rawalpindi as you know does not have anything like Centaurus and it is the call of time that with inclusion of the “New Rawalpindi” (I call BTs, DHAs as new Rawalpindi), there must be Centaurus like thing here as well.
From that prospective, WTC must attract business but Centaurus is having the whole city of Islamabad as customers in particular and the status hungry customers from surrounding areas in general.
We are hearing that International brands are coming in WTC and if it does happen, I am rather sure WTC shops even at upper floors would gain in value.
New Rawalpindi is going to have another big attraction as big as Centaurus: In BT phase-4, MR and Hamza Shahbaz are making huge complex which will have a 6 start hotel as well. It could be seen now if you enter BT from GT road side gate and you will see a massive construction activity on your right side.
Making long story short, WTC has all aspects of being successful, how much and when……I leave it with your imagination.

Do you have any information about bahria town complex commercial project ... There is construction going on at one side and other side seems like huge number of commercial plots (left side of road when you enter Bahria from GT road)

The name is Paradise commercial and it will have shops, plazas and International brands.
The world of mouth is: There will be a high profile hotel, co-financed between MR and Hamza.
The left side is also high profile commercial.
MR's old but good tactice.....do the near to full defelopment and then bring in the market...
People are counting on the launch but it is highly likely that dealer would lick the top cream.
I think this place will be equally good and would be instrumental in increasing the bzness as a whole alongside GT road.
