DHAI II World Trade Center what are the prospects?

Does anyone have info on prospects of DHAI II commercial area developed by Al Ghurair Giga, especially World Trade Center project.

What are the prospects and expected returns?

Don’t know about the project and its return but the project will be good for the area of DHA 2 generally as it will create jobs and shopping facilities for the local people.

It was stopped in the middle in 2008/09 I guess but heard construction is started again now.

Yes Arshad, it’s going to be a massive commercial area but may take long time to develop?

I understand that work has resumed there and if it continues then I think it can be ready in maximum of 2 years… but this is Pakistan so there is no guarantee.

yeah but initially there were 5 towers with 35 to 38 stories in each but now they have cut it down to only 7 storeys tower. and the project progress is yet very slow

one good aspect is Carrefour (Star hyper market) has taken the complete lower ground floor which must give a boost to this project, of course if completed in next few years

Had it gone through as planned, would have been a landmark for Islamabad and would have created thousands of jobs.

Its sad that people in CDA, DHA, Bahria and other schemes don't realise that completing projects quickly leads to job creation and benefits the economy of the country.

If Hyperstar is taking over the ground floor than that would be a huge boost to the area.

Is there anyone who has physically seen this project recently? If yes what is the development status and construction pace?

Be very careful with Al Ghurair Giga. I have lost a substancial amount of money in their projects in the UAE. Have lots of info which isn’t flattering at all, so pls do enough due diligence before investing with them.

U must be right. By the way they sold all the acquired commercial area of dha in parts to public n all the revenue was sent back to dubai. And this project remained on suspension. Some activity is there but its too slow to finish it in even 5 yrs.

The revenue that they brought back to Dubai hasn’t helped them. They are still in a very big mess. There are thousands of investors like myself whom are still running from pillar to post! One of their directors can’t even enter the UAE, so he’s chilling in Karachi.

Thats bad. I had this discussion with one of my mates in dubai n it seemed dubai is gettin a fresh capital inflow from agitated arab states like rhey got from iraq in last decade.

N some of the properties r picking up now. Not sure about ghurair but Emaar sailed em thru very well. Mohamed al Abbar has been great throughout.

Yes, that is true. The property market has seen a slight uplift but nothing to write home about. Surprisingly though, the highest number of people buying property now are Indians. The residency visa laws (for investors) that were changed last time contributed to the major downfall, thus people are still skeptical.

Yeah they tricked expats with interesting "T&Cs". And ppl shud remain sceptical for next few yrs at least. If indians r buyin thats good, pakis, iranian n russians have lost their fortunes already in dxb's real estate :)
