Any developments on ground after EID..

Development is in full swing on ground... Expecting good future for the DHA Valley after hard 8 years, if the speed of current development continues as such.

Qayyum Sab, what is the possession news in market. Weren't they planing to handover the homes after EID.

Sohail Zafar sb, bari EID k baad possession ki khabrain hein... But this has most probably to happen before the end of this year, In Sha Allah.

They are saying 03 months maximum from now but I think it could take us well into December-16. One thing, assuring though, people have seen people living in DHA homes, how they managed to shift without posession? I do not know!

If this is true that ppl start living there in DHA homes, this means whoever will have a solid reference or relation with officials of DHA will only get the possession. Rest may be transferred to the non develop areas without even letting them know. This situation is alarming.

These homes are now under a substantial maintenance activity as they are ready since years.

This is another reason that DHA wants handover as early as possible, only hindrance is the access stuff to the ready to possession units and some beautification, prior to the possession announcement public gathering.

But the guy was sure of family living there. This could not be kept as secret as it will get cleared soon!

Yes, a lot of work is going on in homes for beautification, some connections etc, I have observed during my visit. Roads are now completely carpeted till all homes.

Does anyone know what would be the new DC rate worked out by FBR for sellers & buyers for Valley which is still under developed with no possession?

Mrs. Farooq, in Valley the investors mostly deal in open files, which does not involve any kind of taxes.

Plus anything below 30 Lakh or 40 Lakh i guess is exempted from CVG tax. I am not sure but i guess this is the case and if correct, bulk of Valley plots will not face any issue except commercial ones.

DHA Valley plots will not be affected by this tax change. Most of the transactions are done through open certificates which does not involve documentation or registration.

I think people will prefer such transactions to avoid taxes and documentation. Commercial plots are also traded through Open Certificates.

Junaid sb, CGT is not applicable on the values less than 40 lacs. However, as pointed out by Shahbaz sb, commercial plots in valley are also traded through open certificates, so, they are also not impacted by the new tax law. Transferable commercial are subject to taxes.

This is the reason that DHA Valley market is still active and prices are increasing.
