Yes I am a real estate broker and it's my job to inform people about market sentiment. There are both sellers and buyers in this forum and I am informing them about the market.

There were more transactions and inquiries than last week's average. Yes, it's a good time for buyers to come in and good time is coming for sellers to reap profits. It's an indication for sellers to hold their properties and for buyers to conclude their deals on priority.

DHA valley, the DHA homes sectors & some adjacent sectors ONLY, have only single challenge which has potential to bring it down in future, that is the Gulberg!

But Gulberg has also many IFs & Buts. Gulberg location is excellent but as I said before, the habitation will take more than 8 years or so for Residentia living. Investment part may be good, though.

In the near to possession sectors of DHA valley, a 8 Marla at 15 lacs or so is very good price as after possession it cannot go down. Whatever MR does in phase-8, He cannot bring down valley now. This 8 Marla has a potential to reach to 20 lacs or so after possession and as soon as someone start building houses, in nearby declared sector, it could reach the value equal a 7 Marla in phase-8 now in BT safari valley.

The only reason, valley is good for investments, on the existing lower rates, is that it is going to have population ALL OF A SUDDEEN , which is a bonus and a real value addition to the investor, both for commercial and residential.

Shahbaz your inputs are valuable, i was just digging things a bit.

Abdul qayyum saab , do you think developing 3/4 sectors in 8-10 years and where houses construction and living is yet far than couple of years to come ,valley can challenge something left/right?

Phase 8 will definitely get more population, but valley with 22 or 25 sectors is yet in clouds.

Gulberg has the potential but the local population will make it very hard for gulberg management in regards to land acquisition and access via V block to Islamabad highway

A Hypothetical question because no one knows what will happen in future?. The govt may announce a real housing mega project at good location making everything down, if there is will govts can do good things!

I wrote clearly before that the other parts of valley may take ages for living, I am talking only the parts which are the candidates for possession. This is very small % of valley, other parts are having full blown villages and the dam drama is also going to stay for, I do not how many years?

Phase-8 the Pindi thing and surely it will get more population with the time but presently we need to think which area is going give good profit in near future.. That is the whole idea of discussion. Buy/sell/hold theory!

Yes Gulberg is having big issues of villages but again the discussion is upon the clear blocks. All blocks are not in dispute. These issues are everywhere, in phase-8 there are villages, MR cold not vacate!

Gulberg clearly has an edge over valley due to location but then the management is not serious about development in the residencia part... The only focus is on the Green part. On the other hand the rates are also high in Gulberg residencia as compared to valley..

In valley the lilly, oleander and surrounding few sectors are good for short term profit due to expected possession of Homes. Yes, I agree when the possession of homes will be handed over, definitely the people will start living in the homes slowly and gradually. The shape and fate of valley is very much hinged on handover of homes and consistent, fast development in the plots sectors. All the above hopes are based on the fast development speed in the recent past... Valley was neglected for so many years. But now the things are different on ground. One must visit to witness the speed and spread of work on ground before making any decision to buy or sell. The forum is only to share the info, further verification must be done through site visits.

Getting an Iris 8 Marla file (645,000 paid, old open - probably in 2009).

Can anybody tell what will be surcharge on it? And what will be charges for fresh opening of this old open file?

And buying this Iris file is good idea? I want very short term investment here...

How much own is being asked? You ll have to get it transferred.

The person is not in Islamabad, and asking to make an offer. How much would be total payable to DHA? Then i work out how much to offer him against his paid 645,000

Can't say anything about surcharge, you have to check it from DHA office. Annual opening fee is Rs. 18,000

Current market price of fresh open all dues clear is around 9 Lacs

Any update about development of Blue Bell Sector and any expected month to handover.

It is a humble request to all new arrivals in this thread to read the previous posts before asking questions as some senior members like Khan Sab, Abdul Qayoom Sab, Shahbaz Sab any many others have already put all the answers of possible questions.

I am sure 90% will get answers of there queries. Rest 10% are welcome :-D

Karim sb, BlueBell is at very advanced stage of development, however, its future is uncertain at the moment due to proposed dam location. So, stay tuned for any further in the future.
