Anybody have idea about DHA valley; I am looking for it for investment of 3/4 years. Please advice.
It’s a long term investment. I’d say 5 years at least for a handsome profit. Bear in mind DHA valley has thousands of plots so it might take longer to appreciate - demand supply
Don’t be surprised if you see no profit in 3-4 years or even see a further decline in prices. This is a huge project and any setbacks could really hamper the prices as already demonstrated. Therefore, I agree with Ali saab, as its mainly long term investment.

I agree with brother ali and skheikh sb but my point of view is that now u cant get 8 marla plot in 7 or 8 lac in any bahria or dha project. So if a person can retain it as investment is low it will give return after 3 years inshallah
Very true Ibrahim Sb, if the things will go in the right direction, 3 years will be good to get some return from investment in DHA Valley. Although for some solid return one will have to wait at least 6 to 8 years.

Tanzeel bhai current news is that multi will not launch multi park in zone 4 due to some noc issues.

Ibrahim bhai! Is Noc the only issue for Multi not launching Multi park. I personally believe Noc hurdle can be easily overcomed once Bahria gets Noc for it’s enclave project.
Well big name brands such as Barhia and MPCHS don’t need NOC anyway, enclave is a prime example.

Dont Agree…with apology Sheikh sab…NOC is must…wotsoever brand name may be…IF NOT TODAY…TOMORROW it will become a headache for the investor,if society is unable to GET NOC.
@ bluedoc, how do you explain, why have enclave prices risen more than our expectations eventhough no NOC in place?
I think sooner or later Noc will become an issue and unauthorised societies will get financial penalty. CDA is hungry for funds and this might add up to their purse. I prefer mpchs as they go through proper route and its a proper society not one man show. They have nocs for all developments
Well sheikh sab u…know very well the psyche of our nation… We are usually blackmailed by the property tycoons…once they want to give boost to a particular society…they have their ways and means…and innocent investors are once trapped…they have no way out then…u tell me …the fate of a society if supreme court takes notice of it …with out NOC…wot will happen to the artificial price hike of enclave ???

Would u like to invest ur hard earned money in a society…where there is even only 1% chance of loss / danger…??? i think NO … so why to advocate the thing to others…so isnt it better to invest at many other good available options…rather then investing in societies without NOC???
Brother you seem to have missed my point. All im saying is that big brand societies don't need NOC in place! Your probably thinking yes they do as they are illegal. Yes your right, however, the society is a big brand for a reason, and its reputation speaks for itself. If it provides all the facilities and has a well established repute then NOC doesn't mean anything! This is a prime example with Bahria enclave, as Bahria has an excellent reputation for providing all facilities, state of art development although pricey! That's the only the point im trying to make!
Note: Im not saying invest in all societies, which don't have NOC...you can tell, which society needs NOC to survive and which does not! Prices are rising day by day in Enclave and prices will go on for miles when NOC is finally obtained! I think Malik Riaz just needs to through CDA a bone and this will be sorted soon...End of story!
