DHA Valley Price Hike

Hi,

I have a plot in DHA valley (5 Marla, Jasmine Block) and have recently been offered quite a lot of profit (around 4.5 to 5 lac profit on top of 6.27 lac initial investment). Has there been any progress on the ground or is it just speculative increase in prices? Also, any idea why the DHA Valley prices has hiked up so much within a month or so?

Please advice if this is a good time to sell or should I wait for few years (I am not in need of urgent money right now).

I am holder of two plots in DHA Valley, while I also do not understand the real reason but if you look at history, it was launched in 2008 (5 MArla for around 6 lack and 8 Marla around 9 lack) at three year installments,

After six month's it went to loss and remain liked that until almost till Mid of 2013 I think, at peak it was at loss of 3 - 5 lack on each plot.

Now this is in profit of 5 - 8 or more lack on each.

During the last 5 - 6 years, lot of people sold and who ever bought a big investor probably or DHAI themselves, can now again make profit.

Pakistan property is difficult to understand as things may move up or down due to big investors

I see certain posts on zameen.com today for DHA valley 5 marla plot ranging from 16 lacs to 16.5 lacs. Is this the real price? Should I wait to sell my 5 marla plot for a while as it seems to be increasing quite rapidly. And if I have to sell, what should be the price?

I don’t think that there has been any change on the ground. The increase is likely as a result of the general increase in other societies like BT phase 8, so the people with smaller budgets cannot find anything to buy and are buying into DHA Valley even though it will be a very long term investment.

Well this is a temp price hike because there is no development on ground in dha valley. Buying in dha valley at these prices is extremly risky as the price can fell down any time. For sellers I think it is right time.
