Hello, I’m new to the forum and the real estate sector, and I’m even more perplexed by the procedure of acquiring a plot/file in DHA and other towns.
My question is, can somebody clarify the process of acquiring a file in DHA? What exactly is a plot file, and does it imply that I now possess a physical plot? And, if one want to purchase a plot, what is the procedure, and where may the salesmen mislead us and make more money?
I’m hoping that some knowledgeable individuals may assist in deciphering this puzzle.
First you need to know about what is file.
File is actually a document which can be affidavit (open file without your name)or allocation ( allocated to your name) against the land purchased by DHA fro different owners. Against these files 1 kanal plot is allotted to the purchaser once the balloting is done by the DHA.
Affidavit file or open file is not on anybody name which can be sold to anyody. Allocation file need to be transferred to your name and hence require transferrable amount. Normally it is recommended to always get the allocation file.

Okay, so what if I purchase a file in DHA with a certain amount. do I have to pay a monthly instalment or not? and for a file or for an affidavit, do i have an actual plot and I can start building on that as well
No files are before the balloting that means that you don’t have the exact plot number. File is always good for investment purpose but for imediate construction its not the good option only for long term.
