DHA Phase FIVE Islamabad

Dear Ahmed,

From similar forum discussions I have noted 2 important things..

1) The new block Q and P has been developed by Bahria group and not Habib Rafiq group.

2) One knowledgeable person of this area Sheikh put some pictures of the Q and P sectors of the new

q and P block and i noticed electric polls on the streets. Looks as if P sector of this new block will be allowed for possession sooner than the sector P in KLMNP block being developed by Habib Rafiq group. Please correct me if I am wrong. Regards

Anees Sb you are right - I did see some developed streets on the right hand after passing Sector N on DHA expressway. I always wondered if it was sector P or something else. I suspect is sector Q or something that someone on this forum pointed out but someone else may correct me.

I will recommend some developed or atleast acquired land plots - so do confirm the area of sector P that you are interested in or buying is not a file only but is acquired land - developed or semi developed

Rate shate for 10m in Sector N Phase 2 all dues clear?

Sector N rates for 10 Marla are around 4 million.

I visited Dha phase2.Most powerful blocks are P and Q for investment because of hight and close to expressway.

Dha Valley will rise after the bridge which is under develop.I go up to bridge and my car can't cross because of lot of mud.Double road are very clear of Dha valley so wait for good.I hope after the bridge prices will rise in Dha Valley.

I guess Q block plots are not available in market and has mostly plots given to army officers.

Also P block on rocks which later be crushed, so you never know if your plot comes on fill ground

Did you check prices in these blocks. Please shed some light

I spent four hours in Dha phase2 and observed that P and Q blocks will be at top in near future.Q block is opposite of P block and both are developing.Q is 60% developed and machinery is continuously working.

Another hand in P block development is in full swing.I think both are good for investment because of front is Dha expressway.Allah knows best.It's just my opinion.

Q block is available in open market somebody offer me one kanal in 8.2 million.

P block 10 marla 4.5 to 5.2 million and kanal price is 6.8 to 7.5 million depend on location.

If we see DHA map for sector P, it shows quite limited plots with large spaces as DHA reserved. Any idea what DHA will build on that.

ALSO do u have any map for Q block. I did not find on net. If you have please share athentic maps of both Q and P blocks.

My understanding previously was that DHA reserved in P was perhaps lands in pockets not yet acquired by DHA.

In Lahore DHA is the most posh locality. In Islamabad, F sectors are poshest, then G sectors, I sectors and finally all other schemes such as DHA and Bahria.

Paki-1 how can you compare I sectors (with the exception of I-8 only) and to some extent even G series as being posh than DHA or Bahria ??????????

They maybe posh in terms of prices but nowhere close in terms of development or quality of living in.

Even if you live in I sector, every good place is very near to you in Islamabad. So I sectors are much better than Baharia and DHA.

@ khannnnnn sb…Proximity to center does not define the area to be posh…Even G sectors do not come anywhere near to dha or bahria let alone I series…Yes you can consider E-7,F-6-F-11 sectors really posh in terms of gentry and development.Other than that there i no such things as posh in islamabad. People are not naive enough to buy a house worth 3.5 to 4 crores in dha or bahria when they have option of buying a good house in G sectors or I-8 so market dynamics are something else.Btw according to price tag,would you consider,G-13,G-14/4 as posh areas.In terms of price you can call zone as posh but in terms of facilities and quality of living, the most posh sectors of isb do not come anywhere near to dha or bahria.

I don't know about phase7 but i visited Q block.In my opinion Dha phase2 is much better.I visited there and spent four hours.Machinery is continuously working and developing.Most area of Q block is developed.

Please visit both projects before final any thing.
