Supreme court has said that Dadocha Dam will be built on original site. So Valley seems to be in some uncertainty.

But psychological impact will hit prices in Valley please project as a whole. Beneficiaries will be Bahria-8 and DHA-2 KLMN etc.

Customers of DHA and Bahria don't like to go in non blue-chip brands. These customers think rightly or wrongly that investment outside DHA and Bahria is risky in terms of qabza, duplicate files and fraudulent transaction.

Valley investors are too many in number. They should bring pressure on DHA to announce solution and proceed with development work.

Otherwise they will stay in limbo.

What is the official explanation from DHA to file holders about the Dadocha Dam situation?

DHA is sleeping on this. No official letter or explanation. I heard people complaining in DHA office but they staff offer them tea and tell them the are working on the project day and night. DHA valley has destroyed the brand.

DHA KLMNPQ will definitely benefit and so will Gulberg and Ph 8. By the way DHA was fully dependent on Bahria for Valley , that’s why now they r in shock and unable to satisfy the customers…

Will they change location of Valley or will it remain the same?

Some parts of DHA Valley are already developed including homes.

I had booked a dha home 5 marla in 2007, but I bailed out within a year , by getting my original amount back from bahria/ DHA...

DHA homes will be a big ? on their future...

P sector streets which are shared in pictures (5A, 6A, 6D, 7A) are their in the latest map of Q and P block, DHAI phase 2 by www.alhussainproperties.com/dha-islamabad-maps/

Street 6A has a Masjid and Comm. Area on walking distance. Sector P is one of the best as DHA Expressway on north and GT eoad on south has quick access. Fortunately I also have a plot in this sector.

Which is better Sector L or Sector P?

Baloch Sb, I don't know if you have visited the area or not - but there is no fair comparison between Sector L and P. You can ask the question to compare K and L which are fully developed - read for construction sectors.

Also from budget standpoint - a bad plot in Sector L is worth a boulevard category plot in sector P

Sector L is in the thick of the things and have the main commercial hub of DHA 2 (KLMNP).

P may be compared with Sector N. It has nice independent access outside of DHA 2 through DHA Expressway but also has a downside that it is on the other side of DHA Expressway and surrounding area is not DHA (check on the map). I would compare and prefer Sector P over Sector N 3rd avenue and other non possession area. However I would prefer Sector N second avenue and other possession area adjacent to L and M over P.

Prices seem to have hiked up - I can tell you about prices in end Dec 2014. I think you may be able to find something at around 70 in the area that is acquired. For non possession you may find something in 60ish. Just get some dealer on ground to make sure you don't buy anything that is in litigation - I know some area / streets were in litigation with locals.

A relative bought a 50x90 last year in Sector M street 34 (which is not yet developed/carpeted) for 55.

A friend got a 50x90 on second avenue sector N December 2014 for 67 - for which now people are asking 80+ I think

I agree with you that a ready for possession sector is always more expensive than the area where you have to wait longer. When you compare keep few things in your mind. 1) How wide is the road. 2) What is the height of the plot and the access to DHA Express way and also GT Road.Always visit the sight before you buy and drive around to get a better idea. Anees sb. Sector K and L fully ready for construction and have a few houses as well and few in construction. Major part of sector M is also available and has some houses too. There is a lane of 3 houses I think from Habib Rafique Group.
