DHA Phase 8 Lahore Prices Droping

I have one Kanal plot in DHA Phase 8 Lahore in W Block. I have observed that the prices have dropped down significant over the last few weeks. Can someone advise the future outlook (in two years time) of this block. I heard this block will be the most expensive block of DHA Lahore due to its location and proximity to airport.

Any comments about Phase 8 W Block.

Naveed sb, your information is correct. DHA phase 8 W block is situated at prime location in lahore. Its value would be much higher after 2-3 years.

Prices would only increase if rupee continues to deprecate otherwise even foreign investors would be struggling to buy at these sort of prices.

Yes prices usually increase when rupee loses its worth but location does matter and if a property is near the ring road, well that adds another plus point

Thank you for the commnets. Agree that in general price movement is tied to deterioation of PKR/USD FX rates but with respect to phase 8 I believe that there are more drivers than FX alone. E.g. Phase 6 neighbourhood, commercial broadway, nearness to airport etc. Etc. Make phase 8 and block w to stand out.

My views might be over optimistic ... However, would appreciate feedback from the member in order for me to understand and plan my fortune along the way (in 2-3 years time)

Yes prices will be increase of DHA PHASE 8 …

Dear Naveed, your stakes are in the right place. Few weeks back the prices in phase 8 were over 18 million but then withdrew to under 16 Mn for the best plots.

Phase 8 had been the most popular choice, overwhelmed with investors until recently. But now the property prices are consolidating everywhere due to much stable economic, energy and political situation.

The previous prices touching 18 million could be regarded as un-sustainable as development is not complete yet but rationally speaking it won't be long before they match up with phase 5.

Having said that, I do not see any further drop in price range. Development work is going quite well and possession could be expected by 2015.

Therefore, in my opinion it wouldn't be wise to shift your investment until you fully reap it at the time of possession.

In my opinion DHA phase-8 will be even a better location than phase-5 within next 5 years. So don’t give any stupid room for the thoughts of getting hands out of it.

@Shoaib Agree with that, Phase 5 is great and will have its supremacy coz of population for next many years but nevertheless like you said ph 8 has the potential to beat phase 5.

In terms of town planning phase 8 is marvelous and I cannot think of any other option with this kind of town planning. Its the FIRST phase with a 'cul de sac' concept (not a perfect cul de sac but close enough :) to increase security and enhance community experience.

That's why u see only 3 dedicated entry and exit points for each block. So You just guard these checkpoints well with limited staff, no private guards required, and the whole block is secured. Also, Strangers won't have any business inside a residential block as CCAs are positioned outside of residential blocks Smart thinking!

And something similar is devised for DHA City Karachi town planning. The master plan of DHA City Karachi is even better.

@MBS... Yes Cul de Sacs are a good approach in terms of planning for a variety of gains (for security purposes, privacy, social mixing up of the related occupants, unwanted traffic avoidances, calmness, serenity, and many more) but its not good from commercial standpoint... That why we hardly saw this concept in a country like us, where people don't have as much architectural awareness as for the developed countries... One more added plus for Phase-8 is the commercial Broadway... Which in due course of time when developed will make it a jewel in the crown of DHA..

@Ather For two years I would still advise you to avoid phase-9 files, better option would be still phase-8... Then phase-6
