DHA Phase 8 Block Z (Lahore) Files Rates Going Down. Why?

Dear experts

I have 10 Marla file in DHA phase 8 whose worth was 3.8 millions 2 weeks ago now its rate is 3.4 million. Can anybody help to know why DHA phase 8 is going down? Next month I shall be visiting Pakistan and I was planning to sale it out but skeptical due to rates going down. Same happening to 1 Kanal files and 5 Marla files. Is same happening in phase 7 and 9 as well? Moreover should I consider to sale 10 Marla file and buy 1 Kanal file that is also down now a day (from 6.4 million to 5.8 million now)? Thanks.

Don’t know much about the rates, but prices have risen steeply everywhere so there is a possibility that they may decline, however development is going on the ground in Phase 7 extension and parts of DHA 8, so prices should not fall except when the market overall falls.

@Arshad Bhai Thanks for reply. Can you guide is it worth to invest in Phase 8 Block Z 1 Kanal file (keeping time horizon of 12 months in mind). Can this investment pay back in this period ?

Could not find any Z block on DHA phase 8 map, which suggests that it will be a long time before you get possession of the block, so I don’t know how much price may go up in a year when it has already steeply increased in the last several months.
