I have a budget of 20 million i want to buy a 10 marla house in phase 5 dha lahore
Can i get a good house in this price or should i wait for some time and some more money in future to buy a great 10 marla house in phase 5
Brother, It would be difficult to buy Brand new 10-Marla House in Phase-5 in this budget. You can try for Used 10-Marls house in 20-Million.
There wont be any benefit of waiting more time coz price will also increase with passage of time.
I would suggest you to buy 10-Marla good location plot in Pahse-6 at around 115-Lacs, construct it yourself (65-lacs required for good quality construction), you would still be left with 20-lacs. Buy a new car for you & enjoy a happy life.
Your this project will take almost One year but you would be sure that what kind of material you used in your house and believe me after one year you would realize how good decision you took. By that time, price in Phase-6 would have increased a lot.

Thank you Irfan but the point is that i have bought a 1 kanal plot in phase 6 and have invested 5 million some where else from where i am having good returns …i believe my 1 kanal plot will genrate good returns in future where as phase 5 prices will not increase with great margins than phase 6 …what do you suggest now…
I think you should buy 10 Marla plot in phase 6 and start construct a house at your 1 kanal land in phase 6. I agree with irfan that owner-build house is better than buying from builders. By time the price of both 1 kanal house and 10 marla plot will increase.

Yes sure you can buy home in this budget very easily. I hope you can found new and good located house…

It is hard to find 10 marla brand new house in Phase 5 but you can buy 10 marla used house in this budget. It is not good for waiting more. Prices will increase more in future.

i have a 1 kanal plot worth 15 million in phase 6 and 5 million in cash which i have invested and getting return on monthly basis .....don't you think after a year or 2 1 kanal will be appreciate more as compared to phase 5 10 marla where as construction cost will some how fall or remain stagnant for some due to prices of oil.....
