Dha phase 4 sectors a,b &c

Can some one guide me on following,

1- minimum price in sector a,b & c of 1 kanal plot

2- expected possession time

3- will prices goes down further like its a buying time or should i wait?

I have a limited budget of 6 to 7 million and i am unsure when to buy it. Moreover i need possession in next 5 yr to built my home.

I need some more expert comments. I searched the market the rate varies from 65 to 90 lacs.

I visited the place, the development is going on but very very slow.

I think the construction is taking place and now they are working on the connecting road from Sector C of Phase 1 as most of other cuttings done except on the Sector C of Phase 4 leveling.

You will see some basic roads ready in next one year and that will give it the first jump in prices.

It will take time but that's the only DHA society on this side with some very good views and amazing location. It will be surely connected with Bahria via two bridges and that will further enhance its overall attraction. So its a good investment for medium to long term i.e. 2-4 years time where you will find it effectively doubling or more even more.

I am interested in the 10 Marla due to limited budget. Anyone have idea of the 10 Marla prices in sector A, B &C?

Taimur bhai where did you get the update on the possession? Because i believe that it will take more than one year to complete all the allied service before possession is announced. Anyways exciting times for DHA Phase 4 ahead.

Bhai I live quite near to dha phase 4 , check post of dha phase 4 is right in front of my street. I often ask DHA management visiting the area during evening walks. So from them I got an information that first three blocks A,B and C will be given possession in end of next year. Moreover, remaining blocks such as K,L and m etc will be merged in block D, E,F and G. Heavy machinery is continuously busy in work. Most of the dealers doesn't visit the area and provide false details to customers. According to them, work is very slow which isn't the case.

Thanks for the offer. Unfortunately, I visited that place about a week ago. In next visit i will definitely bother you.

My observation regarding development are as under,

1- Almost all the hills there are leveled to some extend.

2- The compaction of some ground and leveling of corners and little patches are on the way

3- I have seen the machinery but i feel its bit slow as i just saw few machines working there

4- Preliminary layout of roads, carpeting and all amenities are yet required to be layed. Main road till A,B & C are still not carpeted

Finally, My verdict is that it will take somewhere 2 to 4 yrs depending upon the pace. The reason is slow development and almost all amenities are no where like roads, water pipes, mosques will take some time.

I agree. I live across and see the location from across the height on Bahria side. I think one year ma the shape will come out clearly. In case DHA expedite the work, things will be surely completed in one year as carpeting of roads wont take more than one month. The basic sewerage drains are built and the main road is in shape. The C block hill smoothing is still in progress.

The major jump will come by mid of next year when roads are carpeted inshAllah. However, one or two years is still not a long time keeping in mind the jump you should expect in prices.

What is the expected price after jump like what is the price of vicinity area? Any Idea?

The adjacent area is DHA Phase 1 C block where prices are 40/50% higher. However, i wont compare Phase 1 C block to Dha Phase 4 as C Block has some inherent disadvantages and in fact its own prices may increase after development of Phase 4. Phase 4 prices should be compared to the DHA F Block as its across the road or Bahria Overseas Enclave as its also across the river. The connecting bridges are definately part of master plan but wont materialize before 2022/. So the upside potential is around 50% in two years time. Allah knows best as its just our guess.

Plots in DHA phase 4 are possession plots. You can get immediate possession. And I think the minimum rates you will find range around 2.25 to 3.25. This is a good time to buy. The prices are lowest they will get I have been told and they will not go lower than this. Better to buy now and keep because rates will go up soon enough.

SIR WHAT IS YOUR SOURCE OF INFORMATION? I VISITED THERE AND PLOTS ARE NOT READY YET. MOREOVER THE PRICES ARE ARE QUOTING IS IN MILLION OR LAC PER MARLA.

DHA 4 A,B and C Block possession will be expected in 3-4 years.

Other Sectors will take more time might be 5- 7 years.

Plan should be like revolve your investment in some other projects for 2-3 years, lets observe what they will do in 2-3 years and take the decision accordingly.

Anyways, you will be in position to invest in DHA 4 in the same brackets (+/- 10% to 15%) after 2-3 years as well.

So better to play safe.

Sir you are suggesting to wait for atleast 2 years and then make decision of buying.

Actually till now i am unsure that the decline in the prices have stopped or not in DHA4?

I feel we will see a jump(unsure how much) when roads will be carpeted. Since development is slow and real-state in general is on decline therefore fluctuation in prices will not be very significant in 2 yrs.

Why invest in such a place where there is a probability of investment get stuck or project is not in prime focus of the society. Better options are phase 3 & phase 5.

Phase 3 (Ex-Serene city )is all possession and in phase 5 except Sector D & F all others are possessioned that two sectors especially the blue area of phase 5 which is Sector F will be possession in next year 2020 - 2021 InshaAllah.
