Dha phase 3 or bt phase 8

For a 2 years i have came across 02 options for a sum valuing rs. 6 million.

1- bt phase 8- 10 marla - Islamabad

2- dha phase 3- 10 marla - Islamabad

DHA phase 3 will take a long to materialize. Serene city & garden city portions are ready for posession. But are of same standard as bahria phase 8 because DHA purchased them from bahria.

I will prefer Bahria 8.

All i can say is that only difference is management rest it is almost safe …. it is matter of personal choice that you want to go for army backed society or MR backed

Phase 3 DHA is much more beautiful and safe.

I prefered dha 3 because it is near to GT road as compare to bahria 8.

Recently there is always somev news from bahria.

Yes DHA 3 (Ex Serene city) is better as compared to Phase 8 .

  1. It has direct to GT road .Distance from GT road to its Sector A is exactly 3 KM.

2 . Possession area.

3 . 60 Plot owners have applied for construction meaning in coming 12 months we will see construction activities / living their already.

In my opinion DHA 3 will take time as its been 4 months since it launch. Just 2/3 plot owners have started construction which are in Sector B, near hamlet gate and two housed in 8 marla area....

There is no construction in sector A at the moment.. Also the main entrance from GT ROAD and Garden City side is a single road...

DHA Should buy the patch of garden city between Gt road and DHA 3 entrance.

The place is ideal for investment, just need a little time... Prices in dha sector A are same like bahria phase 7... and prices in sector B are same like phase 8

Apologize for irrelevant question in this forum but can anyone guide me what are the next steps for construction of house once get allotment letter from DHA ?

I mean should we apply for possession or for map approval and also does dha has its own maps from where we can choose or just have to get it from a map designer...

Sorry for the dumb questions as I am a newbie :)

For living purpose Bahria is best with all basic facilities and other hand Dha-3 good for investment.

I want to start construction of my house after Eid in dha phase 3 sector A 5marla. But there is not a single house...

Does DHA have a time frame to construct a house or one can take as long time as he wants ?
