Salam all..I am considering buying un developed plot /not litigated in sector n. Need urgent advice from seniors and friends:
1- the price for 1 kanal is in range of 55-56 (average, some are high)
2- if i were to consider street 20 (the street behind street 23 which has nalaa infront of it), will there be any passage from commercial into this street or it is a blocked way.
3- also for street 20, i hear people saying there will be some fill, but i have visited the site and noticed it is a plain part of mountain and will be leveled
4- should i consider street 20 or street 19 (i feel if there is going to be acces to street 20, then street 20 is better for two reasons : back open, access to express way through commercial).
Appreciate urgent guidance on this.

Also, do you think 54-55 is the reasonable price. I have gone through all market and everyone is in range of 54-55, and even higher. Looks like monopolized situation.
do you see appreciation in this price in the coming months or year or it may fall back to previous levels (like previous break up of the DHA market)

Thanks Ali for listing this discussion, i have been advised to invest in N block of DHA phase 2, i am considering Bahria phase 8 and now some members are making DHA phase 4 as a good contender for investment because of ongoing development there. I have been told that development is also going on in N block of DHA phase 2 and it might get possession later this year or early next year.
Have you consider these options for investment ? or you might have already invested there(bahria town ) and now want DHA in your portfolio? What is the development status of N block?

Well, I have not touched bahria as prices are still decreasing and you never know where it will stop..... I have ruled out Phase IV yet as we don't see anything in at the moment. The issue I see with phase IV is the access which is only through Bharia. That puts Phase IV well behind DHA Phase I and even bahria town. So I have been told not to get into phase IV (depending upon how the access is laid up at the moment). As compared to both, phase II is a better option given access to express way and GT road....
by the way I don't live in isb/pindi so really relies on what real estate guys told me during the visit....
coming to dha phase ii, sector n.....do u have an idea about street 20, i.e. Is it gona be filled (some said it is plain part of mountain that will be leveled, but no filling required, others say other story )or not and also what about access (will street 20 have access to commercial that means access to express way or not)?

Sir first of all i would recommend that location of phase 2 is far better than phase 4.Secondly with limited budget,phase 2 N sector is a good option…If you dont have a limit constraint then phase 2 E and F block are the best for living plus investment.I personally think that possession of phase 2 N block will take time.I personally think that possession of N block by the start of next year would be a very optimistic estimate.I personally think that it would take a couple of years.

Sir 1 kanal in E and F varies from 125 to 175 lacs…F block is a bit cheaper than E block.10 marla varies from 80 to 95 lacs.
Haah…I need to rob a bank to have this kind of money…just kidding… I will stick to sector N for now …btw thanks for options…still thinking…

Dha phase2 is best for investment because of good location and best access.N or P block prices are almost same 10Marla 3.7 to 4.2 Million depend on location.It's just my opinion Allah knows best.

Saadi bahi how well these DHA blocks (N and P blocks) have performed our last year or so? and Did we see any significant change in prices of other blocks when possession was announced(or the price difference is because of location etc).Your in depth knowledge has helped many and will be helpful for us as well.
