DHA Phase-2 Plots Sector N & P

I have 2 plots one Kanal each in DHA Islamabad Sector N (3rd avenue) & Sector P bought this year January 2014 for investment.

I would like to know the market trends / should I keep them or sell it. Please advice.

Yup i think you should keep them. Sector n and p are good for investment

The overall property market is down so its not a good time to sell no matter what the location. You should definitely hold on to the N block plot as its possession is quite possible in 2016. For P block, if you can hold for long term, it would be good, otherwise you can sell it when the market bounces back a little.

Yes sir its true…And dha is always good to invest.

I think for the next two years especially, all projects under the armed forces, specially Army will prove to be excellent investments. I am hearing from some reliable sources that the present top leadership is serious about putting things in order in all welfare related projects including housing schemes. Next two years could see some rapid developments.

Even the highly lethargic Al Ghurair Giga has reportedly been served the "danda" to speed things up.

What is the recommendation to sell a Plot in G-14/1 and buy in DHA Phase2 (J or K)? for House construction.

@aj.sir forget about g14/1 to develop atleast for a decade.Its better to sell it and grab something in dha 2 as it will be your short+medium+long term investment…G14/1 is only a very long term investment with only a piece of paper in ur hand.

K is better than J for investment but K is not yet livable and J is. G-14/1 would take a very long time to get possession so moving to Dha K or J is not a bad option. In contrast i think instead of K and J, L block would be very good due to its height location

I sold my G14/1 plots in loss last month…5 lakh each. Cut your losses and move towards on ground plots…

I was planning for it, as i suspect the Prices in DHA (N,P) will shoot up by 2015 Mid.

If i purchase any Plot in Sector N(DHA-2) will it be ready to construct a house in 2016 Start? and any comparison to Bahria Enclave (People say its not safe to invest there?)

Prices wont shoot up but will increase at a steady rate. Even if the 10 lane highway materializes you cant expect your investment to double but will definitely increase by 30-35%. No one can give guarantee about possession so it may extend to beyond 2016. It is better to go for possession plots unless you can hold and wait to construct a house.

Arshad Sb - some good analysis but I beg to differ slightly and I think the rate of increase can be higher.

I have observed personally that the possession area i.e. K and L has seen a growth of 20% between Nov 2013 and Dec 2014. This is the time when almost all property went down. An example is the rate of 50x90 on Johar Boulevard Sector L was 7-7.5 mil in Nov 2013. It is now 8.5-9 mil today in Dec 2014.

With expansion of Islamabad expressway, it will add another 20% on top of whatever growth occurs.

I agree with you that buying possession or near possession is best. In sector N one can find semi developed plots - like some streets near second avenue are even carpetted and likely to be possession able sooner. The area around 3rd avenue however e.g. Is not developed at all and will take time.

A comparison with Bahria 8 may not be wise - but just to put things in perspective - a good 50x90 in Sector E Phase 8 with possession touched 9 mil in Nov 2013 and it is now for 7 mil roughly - a good drop of 22% in the same time where DHA K,L grew by the same amount in same period. Similar story of B17 which was more popular in Nov 2013 and dropped by 20-25% in one year
