I am planning to purchase plot in dha phase 2 extension islamabad in sector a or b. My investment period is five years.
Could someone refer me some good and trustworthy property agents, since i am not very much familiar with islamabad??
Also advise me what are the prospects from investment return point of view.
My budget is 4 to 5 million. Within this budget are there any other options???

Have you clarified from the DHA office where A-D blocks are of DHA 2 Ext. As far as i know last time when i visited them they told there is no map to acknowledge the location. Currently i think holders of old block files like k,l.m.n,p etc of DHA 2 Ext. Or whatever there is may be transferred to these A-D blocks through balloting i suppose.
well all i am saying is since 2005 they have not been able to produce a reliable map atleast and keep changing blocks and locations and no one to hold them accountable.
there maybe ROI in this project but uncertainty is pretty high. If i were you i would stay away from such a place even from an investment perspective.
If you are interested in DHA then you may go for some other projects like DHA 2 N-P blocks but i think you will only be able to get a 10 marla size plot. Also in comparison with 1 kanal plot 10 marla is expensive and in DHA 1 kanal are more in demand.

I don't think currently any balloting is being done for phase 2 extension as I have a plot in sector 'K' and I have not received any written notification about new A-D blocks.I don't understand why things are being done unannounced. Initially they absorbed Ex-Commoners block of phase 2 extension plots in new block of K=L=M=N=P and added this new block to phase 2. Then they created a new Q and P block and added to phase 2. This I have heard that the allot tees of River View block of phase 2 extension have been absorbed in this new block. I am thinking that may be the allot tees of initial sectors of phase 2 extension or Overseas block of phase 2 extension (village I, II, III and IV) may also be added to this new block. It is all confusion but only for phase 2 Extension. All other phases look good to me. It is better to invest in phase 2 or 4 I think. Regards.
Anees bhai i don't have recent updates so can't say with surety. Yes you are right DHA does everything unannounced so do not rely on any notifications as a source of update.
I hardly believe that DHA 2 Ext is part of or people holding files will be moved to DHA 2 new blocks P and Q. That is a different place.
Also i think some part of balloting has been done. If you are holder of old files in DHA 2 Ext numbering something like J,k,l,m etc. You can move to the proposed A-D blocks. I bleakly remember that once when i visited DHA office and asked them they told either many have applied for balloting or submitted some sort of application and their desired block of preference so in short i think A block and B block partially were taken up. C and D were available to enter in. I am not sure but i think this is what it was. It was also some times ago.
So if you are not sure where specifically your plot is then you need to tell them you want to enter in A,B,Cor D block. I dont think you will be automatically opted in.
I think it is because there are too many files in the market than are the plots.
Your best bet is to only get information through DHA office as they can update you about the true picture. Forget about any dealer helping you in it but in buying and selling sure they will help you out.
One more thing
you are right DHA 2 k-P block was part of dha 2 ext first. Many allottees transferred to DHA 2 K-P blocks. Later many came to do the same but by then it was not possible was DHA 2 K-P was totally taken up. I think same will be the case with A-D. If they are all taken up then DHA might look for a new place to transfer the rest of the allottees of DHA 2 ext. But who knows how long it may take.
By the way i am not 100% sure about this so need to confirm from DHA itself.

Luckily my call went through yesterday to the town planning department of DHA Islamabad. Somebody there confirmed to me that Re balloting in Phase 2 extension is not yet started and they are still busy in the Re numbering of plots of Ex Commoners block etc.

Gr8. I think it will be more than enough to stay away from Phase 2 Ext for some time around.
