Dha peshawar vs dha phase v islamabad

Is it worth investing in dha peshawar 1 kanal possessions plots or dha 5 isb. The price of 1 kanal in both dha peshawar and phase 5 isb are the same which is around 130-150 cr.

My plan is to buy 1 kanal plot now and keep it for 2-3 year for a good roi. Please assist if anyone in the group has invested in it or planning to invest. Thanks

Islamabad has so many options (over supply). If I Compare that to Peshawar, I see that Peshawar only has Hayatabad where a kanal is 3-4 crore with all its safety issues. I expect DHA Peshawar to be a lot more than Hayatabad in the medium to long term.

Thanks Muhammad, you are right and also in regards to safety and security DHA will be a gated community so it is definitely going to win in the long run. Peshawar do have another long due project called regi model town but as we all know PDA and CDA are the same.

Yes brother, I know about Regi which still has litigation issues in some blocks even it was announced a couple of decades ago.

Peshawar is beautiful place

Its the same like CDA vs Dha / Bahria and in Peshawar PDA vs DHA etc. The location and amenities of PDA beats DHA , Hyattabad and Regi possession areas will always be winner in terms of appreciation and living preference due to the fact that PDA areas always will have best schools, collages, universities and Hospitals like the case with CDA areas.



Now between DHA Islamabad and Peshawar, due to same cost my vote will go for Islamabad DHA as it is already in living condition and opposite to DHA 2 which is well developed.

Thanks for your inputs Sohail, I would somewhat agree to your inputs but not all. I've been observing for the past one year DHA has done lots of work and they have given possessions to three sectors A,B&C in very short time. The prices for the non-possession plots were half the price and after possession they have doubled, not sure where it will reach.

Regi and DHA Peshawar are opposite to each other so all the amenities will be accessible for both Regi and DHA, however I do agree that Regi is good location wise and in future if the university road access is given then it will be more in demand as DHA is located behind Regi, however PDA’s work especially in Regi is dead slow which has given an edge to DHA Peshawar, as far Hayatabad that is out of my reach now as one kanal plot in phase 7 which is fairly good sector costs around 4 to 4.5 crores.

I would still like to get some inputs from the experts as to which sectors of DHA V ISB should someone invest in for a one kanal plot and what would be a rough cost for a south open plot?

Naa Sohail Khana..... DHA Peshawar will be far better than dha isloo phase 5 in prices in future...... PROPERTY prices in Hayababad near to touch the prices in Islamabad.... the location of DHA peshawar is the best in future.....
Dha peshawar is 5 years old baby and regi lalma is 30 years old baba ji and the prices in the both socities are the same..... The planning of regi lalma is the worst having narrow main roads and no commercial facilities.......,
Peshawar property has always been going parallel to CDA sectors due to few available options..... before 2017 the prices were down due to the security reasons and thats why islamabad had hikes in prices beyond 2008 because security was worst in KPK.... Those MEN came back to Peshawar and now Hayatabad prices are almost the same as in CDA sectors in isloo (not isloo 1)....

If the buddy can invest in commercial property on the Nasir bagh road leading to regi lalma and DHA peshawar, that would be terrific great and hold it for couple of years.....
The buck must be invested in possession plots in DHA Peshawar if one is planning to make home.... never trust the non possession plots of dha peshawar.....

Do we have any dealer here in the group who deals in DHA Peshawar and can guide on the prices for a 20 marla plot in ABC sectors.

Also I believe there will be development charges also involved and some sort of own charges etc, which are to be paid at a later stage and some dealers doesn't consider them when selling the plots to a new buyer. Any DHA experts who can guide me on the process of buying a plot in DHA would be helpful.

I am not sure as went there to DHA site couple of years back but the location didnt attarcted me, its opposite to zone 5 of regi, and villages atmosphere starts well before the entrance.

Apart from better location of regi, the best twist of Regi is yet to come when the Northern bypass will be operational which is almost in completion stages i heard.

Regi is an elephant, its good even dead or alive.

Sohail Khana roor yaw jehan manana, i am pretty good… It is exactly opposite to Zone 4 and now there is much development on the ground… Do visit someday… Dha will have direct access to northern bypass and Dha has boundary with the northren bypass… I visited Dha peshawar after a couple of years and was pretty amazed with the development they made… They have bad access road at the moment but that is just 2km and good for small scale investors at the moment… … :slight_smile: Regi is an elephant without Ivory… But overall great if one can afford possession plot…
