DHA MULTAN Updates

@MBS: Development charges will start after 3 years? Then how possession will be given in 2019? This is contradicting.

Normally development charges are applied by DHA after map is released and plots are allocated to successful applicants. A timeframe of 3 years is usually given to pay development charges.

As per DHA Multan, map will be released and plot allotment (2nd balloting) will be done in 6 months after the 1st balloting.

@MAQ Cash file price will largely depend upon the number of installment plots. If the supply is limited it will continue a steady gain. And if there are large number of plots alloted in the ballot, then the file price may not appreciate a lot for a year or so.

However, the important point to note is in three years time both cash and installment files will have the same price so it won't be less than 9-10Mn in three years inshaAllah

@Muhammad i think the sector which will be ready for possession in 2019 might be launched separately later on at a higher price - the bahria gig u know :slight_smile:

Excluding development charges i am projecting this is likely to be in the region of 9-10 mil. Provided development stays on track

I have heard there would be around 15000 instalment files in total against 6000 acres of land.

@MAQ yeah may be even more than that.

Expect a massive size project.

with regards to development I think they will follow the philosophy of DHA City Karachi.

  • Divide the whole project in multiple sctors

  • Develop sectors in multi stages; some in short term and others in mid to long term

  • Boost market with plots ballot towards end of the year, so everyone gets a plot number on their file

  • Release master plan in next stage without detailed sector maps with plot numbers.

  • Allocate high priority military allocations in sectors to be developed in short term.

  • Release detailed sector maps in line with the development progress.

  • Launch mini projects of DHA Homes, Commercials, etc on different prices periodically

Investors remain happy and engaged all along :)

2.What out come can expect of 8 Marla commercial and 1 kanal residential after around 5 years.

3.which category is best for long term investment and it's out come around 5 years.

*There is Phase 1 and Phase 1 Extension. Areas falling in phase 1 extension are farther off and will be developed after the completion of phase 1. Phase 1 naturally has far more potential.

*I think 8 Marla Comm will at least be doubled and kanal price will be tripled.

*Commercials are of course the best. All other categories will perform very well too.

The balloting will be for Phase 1 or 2? or they will hold balloting for both phases?

Ballot on 28 May likely.

My applications are not verified yet either by SMS or through website. Sent an email to DHA Multan yesterday but no response yet.

Yes, applied in ISB, no verification yet. May be today, otherwise going to send them email tomorrow.

Same, my application is still not verified, trying to call them but numbers are not connecting. Sent an email 3 days ago and still waiting response.

Did anyone try calling them? I am out of pak and UAN number is not connecting from here.
