DHA MULTAN Updates

What kind of society who give no bision about commercial etc , only playing with few 1k balloting news even 1000 homes in balloted plots in next 5 years will be worst than cheap farm houses nearby .

In reality sraiki rejected dha multan on agri land from where kinoows and mangoes used to come .

Thank you so much CMY Sb for providing us latest information and updates on DHA Multan. I have purchased one kanal file in DHA Multan and also paid membership fee but not collected the allocation letter. Shall my file be included in ballot even I not collect the intimation letter or I have to collect intimation letter in order to get eligible for balloting. Thanks.

CMY SB, as per your comments half of the files have not deposited membership fee and you advise them to do so before 31st. Dont you think it will further pressure the prices to go down due to paucity of time?

NR sb, but membership fee is not that bigger problem it is 50 to 60K , I guess... People who can afford 30 lacs on file, they will be able to arrange 50K as well.... So, I don't see any pressure from this payment on prices.

@ Shan Sb, you will be included in the balloting even if u don't collect ur allocation letter.

Mr. Khan, sorry i was unable to communicate my point. CMY sahib said that 50% i.e approx 3500 files have not been transferred into membership. Now we understand these files are either with land owners, investors or dealers. My point was if 3500 files are supposed to be offloaded in the market will it not bring the current file rate down. We must remember now only 10 working days left in this month. Dealers will obviously try to liquidate their inventory. This situation can also reverse if demand is higher than supply but this question can only be answered by major dealers like CMY or others.

Respected Shan Ahmed sahib I believe if membership fee is paid your file should be ready for ballot as its get allocation number assigned to instead of intimation file number. Even though DHA official letter says membership form and bio-matrix must be done too but that is not possible or practical in my onion. I believe DHA Multan only care about your 50000 membership fee to paid asap. I real life bio-matrix is done before an allocation is received not when its made :).

NR those 3500 files that have not yet paid member actually had hands changed from land owners to buyers . Only buyers after affidavit file transfers failed to membership fees that is not required for affidavit transfer. Only DHA Multan is say membership too get files into ballot of phase 1. Even if people fail to pay membership fee before Dec 31 2015 they still have 999.99% chance they will only get DHA Multan phase 1 plots in future mini ballot.

NR sb, thanks for the clarification. In that case, it can create sudden decline in prices if all of those files were injected into the market....

I thing Dha Multan has priority and more future profit due to its prime location and current price.It is surrounded by many international schools and Universities The societies arround it have rate nearly 4-8 lac per Marla.Even newly announced societies near it have maintain this rate.So when Dha ll develop the society in 3-5 years,then with the development standard of Dha rate ll b more than surrounding area.

Current rate in only arround 29,So I think in this rate any society in Pakistan cannot give profit like Dha Multan.

Sir there is also about 2 million development charge waiting for file holders

Development charges ll b 17 Lac payable in easy installments of 3 years.It means u ll spend 29+17=46 Lac in three years.I think u can get 100% profit after 3 years and 150% after 5years.Current if u try to get any plot in any other society near Dha Multan,it is impossible.So I think this is the best investment of the time.

We have not seen price jump in spite of strong rumour… Very unlike of DHA or to many files in the market. Confusing

@NR. We have not seen a collapse either. A gradual buildup is sustainable in the long term because it is more likely to be backed by real life developments. Jumps based on rumors have a short life span.

I do not think a huge jump even at balloting cus Multan investors are not used to of file business but if development starts and some infrastructure can b seen .Definitely price ll go very high.

If Multan investors do not fall for file business, it only shows they're smarter than Lahore investors who just inflate the price of a piece of paper sky high and this remains a piece of paper for 10 years.

In the process of inflating file prices, many lose their life savings and a few sharks double or triple their investment in a few months. Is that wisdom?

This happened in DHA Phase 8 Lahore in early 2000s (it is still not in possession), now happening in Prism, Bahria Enclave 2 Islamabad etc.

Pardesi Sb, exactly my concern was same. If you go through the discussion over last 10 days on this thread, i have been questioning my temptation and of others. We have to be sensible and not greedy while making investment.

@Sultan, its not true that Multan investors are not into file business...Wapda Town is an example.
