DHA MULTAN Updates

On the investment checklist, it's perfect in all aspects:

  • Location

  • Civic Facilities (Schools, Colleges, University, Commercial)

  • Master planning completed

  • Land Acquired more than the requirement

  • Plain terrain, easy to develop

  • No major village pockets

  • Connected to three main roads; Bosan Road, Northern Bypass, Mattital Road and in future to Multan - Lahore Road (Khanewal Road)

  • DHA Homes may be launched before ballot, contracts are already awarded to multiple developers so with their construction seaming in with infra development, prices will boost significantly.

Rest Allah knows better...

Contingencies in medium-long term:

  • Bahria Town has announced its future plans for launch in Multan so that can impact.

  • With DHA and Bahria launching projects in all major cities, i reckon the prices may not spike abruptly in any project of any city but with real and more sustainable gains based on real value for money.

I think your relative or a friend can buy on your behalf but u will need to collect your ALLOCATION LETTER yourself.

The process goes like this, you book a file thru a dealer with a token.

Seller and buyer or their representative go to DHA Office on the appointment date.

They get the intimation letter the same day or next.

You make the payment thru pay order.

Pay the membership fee.

Collect your Allocation Letter personally as it will only be given to the BUYER and not their representative.

Fees:

Transfer Fee: 6500

Membership Fee: 50000

You must pay the membership fee to confirm inclusion in the ballot.

Good decision Guru ji to buy in DHA Multan! Price wise, it will cross paths with Wapda Town. Location wise Wapda Town is not too far from the site of DHA in Multan. In some respects DHA site is a better location. And when these two cross paths, you can imagine what the price will be if the current price of Wapda Town one kanal is 1.5 crore plus! What will be Wapda Town price at that time?! And where will be DHA then??

Khan ji any idea is first in the air and then on the ground. When you think of making your house you first conceptualise it in your mind. Yest may be that is Khyali Pulao but unless you make pulao first in your mind you cannot make it on the stove/

Paki-1, It was just on the lighter side... Everyone needs to take some calculated risks and do proper homework for making any good profit... Ultimately, profit and loss is in the hands of ALMIGHTY...

Dear MBS Sb. Thanks for the information. As you mentioned in your post that dha multan balloting is expected in Feb/March 2016. Before that they might officially launch the project. When do you expect that dha multan will be officially launch. Any idea. Thanks.

Very logical question Shan sb.if the balloting is in first quarter then dha multan should have been launched by now.

I personally see balloting in the later part of 2016.

Dha Multan file rates increases from 28.4 Lacs to 28.75 Lacs with in one week as per LRE website daily rates. It seems that dha multan launch is near (may be in December or january). Good sign atleast price started to move upward after long time.

Small price fluctuations are normal and not necessarily an indicator of any upcoming development. The same LRE website is also showing the rate of DHA Gujranwala has increased by almost one lakh in the same period. Nothing is happening there.

DHA Multan will give good returns to those who can hold for about 2-3 years, as per the advice by CMY. Short term speculators might get their fingers burnt.

When dha will announce the project army officers and cheap vip quota will sell it in a cheap price in bulk and rates will go down as of price difference in those quota files.

for 2-3 yrs there is nothing but loss in dha multan.

Plz tell me which is better place to invest in for an amount of 30 lac out of following two societies ?

  1. DHA Multan files

  2. DHA 9 Prism 5 marla

Also plz explain whether DHA Multan will launch installment plots next year or it will only do balloting of existing files ?

I personally feel DHA Multan....

It looks they will launch installments plots as well....

Ali there is almost unanimous opinion that DHA Multan is the best investment at the moment. They may or may not launch plots on installments. However, they will definitely launch DHA Homes on installments (5, 8, 12 Marla) but they will be very highly priced.

DHA Prism is a long term investment. R Block is good for 5 marla.

But again i dont think so that there will be any short term profit margins from current price, whereas DHA Multan file will gain 10-15 lac after launch.

Buying anything on the bottom price is always the best thing to do. DHA Multan file in the beginning was 48 lac and then dropped to the minimum of 27. After that its maintaining between 28-29 lac for at least 6 months even with continuous supply of fresh files, so to me, Allah knows better but its a good to go thing.
