Dha lahore ~ investment question

Aoa all

I have two queries.

1. Are the new property tax is applicable on some on who has no property / asset on his / her name before it and he/she wants to buy one plot to build a house

2. What is the better place to invest in one kanal plot in dha lahore . We have been quoted 1.5-1.6 crores for dha phase 9 prism and almost similar prices for dha phase 7 where lot of development work has taken place. So what is the good place to invest in one kanal plot in dha lahore

2a. How does investment in dha lahore compares to bahria enclave islamabad in long terms

1- Tax is aplicable on buying/selling of every plot irrespective if somebody already has any investment or not.

2- Phase-7 is better because it's already developed.

3- DHA Lahore is surely better than Bahria enclave Islamabad.

Phase 9 prism is bit over priced, due to lot of speculation in the past days(Now coccertion is on the cards). In Phase 7 you can get 1 kanal plot in price range of 11 to 12 million whose possession is near. Secondly lot of development work has already been done in phase 7.

Why are property dealers preferring phase 9 over 7 ?

Dear @umair Phase 9 have it’s own merits. First it’s location & approaches are much better than Phase 7. Secondly, there is lot of space for Speculators to play. 5 marla plots are available at reasonable rates (35-50 lacs) hence giving more room to small investors.In the long run4-5 years prism ll be gainer for it’s location & development standards.

Brother Hisham, does this means that prism phase 9 prices is currently under speculations and prices will Go Down in coming days ?

Should i wait a little to buy a 5 marla in prism ?

Dear Hassan, being as an estate agent dealing in DHA Lahore my intution says “no huge decrease in Prism 9”.However, you will see minor corrections due to selling pressure from speculators. After this hue & cry from Biana-holders market will be at smooth sailing.Wait for few days & then play a shot :slight_smile:

Hisham, what do you think of commercials investment and rates in PRISM?
