I have been approached by one of my overseas' relatives who are interested to purchase an 8 marla dha home (in dha valley). They're keen to know when the authorities will handver possession and when the home-owners will be able to start living there. They've been trying to reach out people in dha but with no definite answers. Can you please share in details, thoughts, opinion in this regard? Much appreciated in advance
DHA Homes are ready and possession is expected in June-July 2017. It is best investment now. As the prices will rise once official announce been made.

Dha homes will take time to livable even Dha will give possession.Commercial is most important for any residential area.Nobody can live with HR machinery.

Historically commercials just follow residential. No one build commercials without having buyers around!
But when 100s of home get populated in weeks, the commercials have to come in vicinity.
There has to be a good reason that why 4 Marla commercial in DHA Home blocks are holding at 62-65 lacs for a long time?
Commercials are having huge potential in these two blocks. Like I said before that townships take decades to attract residents as house building and shifting of families is a slow process but in Homes, all of a sudden, 100s if families will start coming in the very second week after handover.
We will see commercials will start in the same month!
For superior shopping, DHAs, Bahria, Emaar are just in approach.

Thank you all for inputs. I read from Mr. Mubashir’s response that possession is going to be made during June-July 2017. Sir, are you quoting it after some/any kind of confirmation with the DHA officials? I know it’s always hard to get an exact date but any confirmation backed-up by some at relevant level in DHA would be great.

Yes i agree with you.Dha homes will take time for livable.Market is front of you.You can say stable but not rising because again development become slow.Most HR machinery shifted to phase8 or Dha5 P block.Let's hope for good in sha Allah.

Yes of course .where in Islamabad or even pindi u can buy a 8 marla double storey house with a proper society tag in 60 lakhs ?
I have a 4 Marla commercial plot in Oleander. Would you recommend selling it and buying a DHA Home or should I keep the commercial plot? In the next 1 year or so, which is expected to have a better capital appreciation?
Also, would the handover of homes also impact prices in Bluebell residential plots (asking this for a friend who owns an 8 Marla there).

Generally speaking you are right. We know that this place has to be developed by MR and He will never be straight with DHA, never has been!
But if you analyze on factual basis, you will realize that sudden shifting of families in Homes is a very unique case!
Think of only 300 families shifted in Homes:
In this area each home have to buy at least Rs 20,000 groceries (meat, vegs, other supplies) per month and 300 families would create at least 6 million local business.
That alone can justify at least 10 no of shops for the Home cluster and when more families get shifted, the business will further rise.
Even if MR delays development of these two blocks, DHA would be stupid not shifting some funds from other lucrative ongoing projects to these two block as there will be huge potential for earning money from commercials in Oleander & Lilly.
I think within one year the adjacent block of Homes, will get appreciation and good appreciation and if RDA play honest and dam drama gets sorted out, then: Panchoun ghee main aour sar karhahee main!

Thank you my dear friends for your time to share your opinions. As one of friends suggested that rates will increase once the official announcement of possession is made, do you recommend going for a deal/purchase before the DHA announcement or wait to see a more clearer picture before making a deal for a potential purchase? These home have been sold at 70 lacs upon the posession announcement in the past but it was never materialized!.
Now another change has happened in this week: RDA allocated 02 billion Rs for Dhadhoocha dam and this means the dam location has been decided now. If that is tha case then dam confusion is out and some valley blocks will pick up in future.
Just hold Home investment and wait till thay are handed over.
