I have purchased DHA Homes in DHA Valley Islamabad 8 Marla total paid 42.5 lac. I would request for your opinion and advice. Should I keep it/sale it. When is the expected possession.

I think at the moment market price is approx 48 or there about,its not a best time to sell,as market is slow,but if you want to shift your investment at for something more productive then yes you can go for it,at least you will earn some bucks

How long i need to keep it - estimated time frame for Handover? Mine is in 400 series.
This is a million dollar question bro,which no one can answer with precision,as per the present amenities it should take them at least 2 to 3 years minimum only if they mean business,otherwise leniency doesnt have a limit
DHA are projecting 2016 as the year for possession for these homes (Don’t count on it). I had a 5 marla home which I sold last year when the market was a little up. The homes are well built and when ready might be a good locality. But there is still a lot of work to be done there. Plus there is no gas supply yet. If you are holding for investment, its better to sell and move your money elsewhere.
I actually invested in Dha Homes as Investment .I assumed it will give good profit in 5-8 years.6 years years already past . How long more need to wait ??
Further more please tell me about the progress of plot in DHA Phase 2 Sector N(3rd Avenue)& P.I have one kanal plot each in these 2 sectors.should i keep them or sale / any development or development in them ? please reply.

As one of my brother commented above that this is a million dollar question when this project is going to be handed over to the end users.
So far, the prices are still going down and some are expecting them to reach upto to the break even or may be in negative in worst scenario.
What I learned from my experince that once the prices starts declining, its better to quit quickly by compromise on small lossess to avoid big ones in future. The more you will wait more you will loose.
I have invested 6.5M in Bahria phase 8 in the peak season (Dec 2013). When prices started comming down i got an offer of 5.8M, i thought i will never sell it on 7lakh minus and I prefered to wait for the market to get its momentum again. After some months i got and offer of 5.2M and then 4.9M which were obviously declined. But would you beleive i have sold it at 4.3M in October 2014 due to some urgent need of money (23 lakh minus).
Now i am thinking why didn't i sold it at 7 minus when i got initial offer.
Moral: Waiting and holding investments does not give fruitfull results everytime.
Now i have 8Marla commercial and 8Marla residential in Oleander and both are declining and i am waiting again :-) Lets c where it goes...
