Dha commercial 20 million investment

Please suggest options for investment of upto 20 million rupees in commercial property in dha islamabad. This is total amount including construction. No interest in files.

Sir in this budget, there is nothing feasible in commercial options…I would suggest you to focus on residential in this budget…Otherwise if you are interested,then you can go for M block commercials but not ready to construct at the moment.

Sir at lowest need u need 4 crores for plot plus construction.

What size and where (sector etc) can I get that Saadi bhai, what will be the plot price and how much are you estimating for construction. What sort of a rent is expected from it? Can you help me buy Saadi bhai if I decide to go for it?

One other question, what areas are with possession in DHA for commercial plots?

@ Musfar..Sir i a always there for guidance and help..Let me explain you everything..At the moment three commercial locations are best for investment for rental purposes.

1-Sector E commercials.Size is 30x35..These are best commercials..Plots price here is 5.5 crores on average on main boulevard..Rental income for full plaza here can be between 3.5 to 4.25 lacs depending upon your tenant type.

2-Sector A commercials near gate 3 are also good where plot price is roughly 3.5 crores and rental income from this plaza can be 2.5 lacs approximately. Size is 30x30

3-Sector J commercials near gate 7 are also good where plot price is roughly 3 crores on main boulevard but i think that place is almost full and rental income from this plaza can be 2.5 lacs approximately.Size is 35x30

@saadi…sir what about j block commercìal non possession? and any other non possession long term commercìal option plz.

Thanks Saadi bhai, much appreciated. I am seeing on zameen.com prices from 2 to 3 crore for 4-marla commercial plots in DHA sectors A to D, and I think what you mentioned are likely premium areas in DHA. I am going to weigh my options. Thanks again and may Allah reward you with khair, Amin!

@ Musafar…Sir thanx for your kind words…Sir actually i have mentioned those places which are best from rental view point and mostly constructed.Even it is difficult to find a plot at those places as they are mostly constructed. From broader perspective we can say price for 4 marla varies from 1.7 crores to 6 crores…

Thanks Saadi bhai, so getting a plot at the lower end could be 2 crore or slightly below that and with construction it will still be below 3 crore. So can you please cite 1 or few examples of this range with sectors, areas etc and rental potential, just to help me understand better if possible. Thanks again

What you think that having only around 9000 houses in the entire DHA-2 (A-J Blocks), these 4 Marla could lose their standing when the main central roundabout huge commercial area comes in the market?

Also the WTC and nearby plazas together will add to commercial places in the comparatively tiny DHA-2 (A-J Blocks) locality?

The other part of the DHA-2, investing in commercial is quite understandable as that area once developed would a parallel Islamabad city, IF IT EVER DEVELPOPED!!!

@ musafar sb..Sir 4 marla commercials in H block are in this budget but not recommended if you ask me..In long term term they can roe to be good but for short term they are no so lucrative according to my limited acumen..

@ Abdul qayyum sb..Sir dha 2 has 10800 plots in total and i think commercials at this side are lesser in number..It is not sure that round about is going to be commercial..There can be some other activity like theme park etc.Other side also has a large amount of commercial plots and its whole patch of expressway is commercial..

I am getting a little pessimistic with bahria’s future (or more appropriately ‘uncertain’) after hearing that bahria cut down on guards in its existing areas. I feel Malik Riaz is getting strained under Gen. Raheel’s pressure. That’s why I thought to consider options outside bahria, and DHA is a natural choice in that situation. I am really looking to invest for a rental income as things in Pakistan to sustain a life with a job or business otherwise can never be certain, and rental income on commercial property that one owns seems a stable and more certain source. Abdul Qayyum sahib! I know you have a very good view on such matters, please guide as you can. Thanks

Hard for me to add more than what Saadi Sahab already advised you on the topic now and before.

I am also in the same boat as you do but I did commercial renting property both in RWP and ISLD.

I am extremely lucky as I do not have problems with my renters outside BT and DHA but my friends have horrible stories who invested outside these two townships.

If you ask me, I would reiterate BT phase-1-6 for rental. Civic center apartments are good in investment versus return.

Now in CDA return is much better but the problems with renters are more otherwise I could have suggested you E-11 apartments. I am not denying that all renters are bad but most of them make unions and become glued to each other if you demand rent increase as per the market or simply you ask 10% which you are legally right. Islamabad, you can of course go to court and get your property evacuated but it takes time and mental tension and money to do that and you never know the next one would the worse than the earlier one!

Whatever happens to MR, developed BT Rawalpindi will never get down, here in safari valley blocks you can get a commercial 15*20 at lower price now and make a plaza as whatever happens to MR, the residents will still need their bread and butter and BT residents can also afford butter, which is good for your renting income.

Sir, since your request of help very genuine, I can share with you my good experience outside DHA/BT if you are not interested in these locations.

The people who buy for me, give me good renters also and if you do not want to go for BT/DHA, I can advise you to buy shops in city center, opposite of Gakhar plaza, in Sadar. I can assure you that my renters would rent your shops as they are asking me to buy more shops for their business….That is my promise and help but you must go, visit, ask, negotiate and decide the price for yourself.

In city center, a 65 lacs shop can give you a sure rent of 35,000 per month if you give it to my renter who never gave me any problem since He started business in my shops.
