I am planning to costruct a petrol pump, but dont have resource to buy land and than construct. I plan to go in agrement with land owner so that we have shares in the project. Kindly guide what factors to consider while drafting the agrement. Since i bear all the risks associated as he has nothing to lose what should be proprrion of shares

The shares of deed are up to the agreement done between both parties. The parties would be partner of 50%. But the land owner can any time part ways and ask you to take petrol pump and leave land empty. Land owner always has upper hand.
The agreement would be rental and the investment you did will be taken as advance of place rented.
