Dairy farm advice

Hi, i’ve been doing some research because i want to invest in a dairy/farming project in the pindi area. Now from what i’ve read here on the forum most of the property gurus point people to either sihala chakri or rawat if they want anything larger than a farmhouse. Now i’ve done some scoping and i’ve seen some of the land available in the area. Most is too dry for a proper farming project but i’ve found one piece of land that interests me. It’s a large investment and a big piece of land (700 or so kanals there’s a listing here somewhere for it too). It has all the essentials water,power etc and some other modern stuff that other farms don’t have and a single owner. But the owner is asking for a price that seems unreasonable (3lac/kanal). Now this would have turned me off the land of course but there are rumors from some corners that the area is about to become a hub of activity (this is within a few km of the chakri interchange) and that price will go up eventually. I don’t put much stock in rumors but i would like to know if there is any truth to these? If that’s the case i can probably negotiate down to a more palatable price and even if a farm doesn’t work out sell the land at a profit. So should i pursue it or look for something else? (sorry for making the question so long :d)
