D-18 or b-17

Dear members,

I need your advice on sectors d-18 and b-17. Kindly suggest which of these two sectors is going to be better for living in medium to long term and what are the estimated prices for 1 kanal plot in these two sectors.

B-17 is the king of Zone 2 until now. 1 kanal possession plot can range from 4.5 to 8.5 million, depending on Block, location etc etc.

I am not aware about rates of D-18, maybe someone else can shed some light on it.

In terms of sale purchase, B-17 is far better than D-18 due to large dealer network… D-18 is far behind in terms of construction/ living in B-17 and will remain as such in the future as well…

D-17 is very beautiful society.... Populated and nicely maintained.

Obviously, the prices are higher than B-17 and D-18....

D-17/2 margalla view is currently best society having CDA NOC in zone-2

Currently more than 600+ families are residents

But as khan sb said prices are higher than D-18 & B-17

In D-17/2 1 canal price starts from 70 lac

Yes, D-17 Margalla View society is very very beautiful. It has many trees and clean streets etc, people have nice lawns etc… Prices are higher than B-17 as Mr Khan said…

D-17/3 farm houses scheme is introduced in 1990 while CDA announced zone-2 regulation in 1992

D-17/3 management have contacted cooperative department & CDA both many times regarding legal status but both of departments were not willing to solve this problem

Hence management & members decided to continue it as farming scheme

&

Now 100+ families are residents in farming scheme all living facilities available no concern of CDA

As I have seen prices in b17 and d17 coming down even some blocks nearly half. But in D18 prices are stable. No steep down fall was seen.

@ Chaudhry Usman, What are the prices for 500 square yards (1 canal) plots in D-18 especially the ones near the boundary of D-17?

@ Mr. Khan and other informed members, I have heard the once fully developed in next 3,4 years, D-18 would be even more beautiful than D-17. What do you think?

In D-17 prices have not been fallen. Instead risen in last two years because of less speculation. B-17 is for speculation. However like F-17 In B- block OF b-17 after next boom prices will not fall down much like you saw in 2014.

Rather than going in ECHS D-18 you should go for D-18 AWT

It will be jewl when motorway interchange opens and all plots are possesionable plus all living facilities available

Main issue till now is approach

But prices are reasonable

1 canal starts from 20 lac & ends up at 50 lac

Depends upon block and status of plot

Block A,B & D is best

price ranges from 30 to 50 good location near to interchange as well and level land

D-17 is expensive as currently 600+ families are residents and all living facilities are available since 2006

If you want to buy today & built today and enjoy status of islamabad then D-17 is a perfect place

If you have 4-5 years time then go for D-18

Yes true about farm houses scheme D-17 but it's not possible for CDA to acquire as i myself personally studied all legal documents regarding CDA,D-17/3 & Circle registrar
