D-18 ECHS query

Dear property expert,

What are the pros and cons of echs, d-18. I was going through prices of this area and prices are very low as compare to surrounding societies. What can be possible cause of this? If someone is thinking to buy plot for residential purposes, is this area recommended? If yes than which block is better?

ECHS is safe and secure society.

Rates are low as the management is not that active and proactive for promoting the house construction activity.

Development standard is average...

Good for residential purposes as you can get good size plot in very reasonable rates, however, it will take few more years, for this society to get all living amenities.

Thanks for your prompt reply. Actually I have 3.2 to 3.5 million cash in hand but unable to find any reasonable place to live in this area. I want to construct house in 4-6 years time.

Few week back spent complete 2 days in I-14 but unable to find something reasonable in 5 marla. Still confused and request you guys to suggest some good sector / society in this area. I am looking for place like O-9 police foundation, pakistan town, soan garden etc. Please guide.

Mumtaz City 30x50 plot in Ravi Block will be ideal for personal living in coming 4 to 6 years as you said.

Khan zaman sab in 32 to 35 lax you can find 30x60 plot in jinnah garden on express way opposet to pwd soan garden pakistan town.

in this budget one kanal plot in wapda town will be very good.

You can also consider University Town H-18. If you’re thinking to build home after 4-6 Years. Its on the Motorway M-1,M-2 Interchange.

UT at the moment has serious access issue and the standard does not look good too.

I think UT has the same access like MT or TC at the moment. As far as concern of Development they r step ahead to MC and TC

Agreed with Mr.Khan 30x50 in Ravi block Mumtaz city it will cost u around 37 or 30x60 in Gandhara City which is another good option its around 37 lac.

Dear Mr. Khan and all those who given their expert opinion on my request on this thread. I visited Mumtaz city over the weekend and met with the guy having office in facility (Chenab Associates). Asked him availability of 30X50 Plot in Ravi block and how showed couple of plots on map and demand was 3.9 and 4 million. Each. I asked him if he can help me to get it done in 3.6 but he said it will not. There was no plot available in 25X50. Later visited FT & T&T but did not get the option in my range.

Again visited I-14/1 and there was a plot(25X50) on main 50 feet road initial 10 feet was level and later part was having 5 feet depression demand was 3.2 and we started with 3 and end up with 3.1 but so for no deal. Area is not populated and not properly developed. So for no luck in my range. Thinking to switch my mind to B-17 C block. But confusion is there.

This was my feedback on visit.

I think for living, there will be no comparison between I-14, vs MC or B-17 as far as development standard is concerned and afterwards, living standard.

In MC, you should get 30,50 around 37 lacs...... Excluding transfer fee, dealer commission and utility charges (utility charges downpayment of 53K is due from 1st April, I guess)....

Sir, I can't help you out in this regards, as it is personal choice for personal living... I have given you the options and now its up to you, to decide based on your personal liking and budget.

You can get 7 Marla plot in CDECHS (Cabinet) E-16 in this budget with possession, Electricity is underground and Gas available price rage 30-35 location wise.
