D-17 margalla view housing soceity

I was looking around for thread on d-17 but could not find any.Since i believe it's currently one of the good affordable housing cda sector, i would like to know and hopefully many others will benefit from this thread if we can discuss
Investment prospective,living standards ,on ground developments of d-17 sector.

How can we compare investment and risk perspectives of D-17 compared to Gulberg islamabad?

I recently visited D17. Its a very nice sector. Only d17/2.

Rest of it is farm houses and on other rest is fast development.

Now d17/2 is highly populated. Small plots r rarely left for investment.

Its direct access from GT road NORTH AVENUE Is very convenient. For both D17 n D18 echs then passing through North commercial of echs to AWT INTERCHANGE. As of margalla avenue from d12 joining to gt road will be very nearer to north avenue.

In my point of view D17 is developed by RED SUN private company. So its like a commercial project. On the other hand D18 is a non commercial project. Which makes a difference in standards.

Now gulberg has no possession yet. So can't compare development standard. But good for investment.

I my self would always invest in possession areas.

Thanks Tamim that's one big factor i am afraid off...If buy in Gulberg under developed sector,and likewise possession keeps on delaying there should be correction in market sooner or later on other end i see price and demand increase in D-17 on genuine basis...

Should split budget and buy small plots in both?

I my self have heavily invested in D18. I think coz its a non commercial society so it take care of its members. Location is good islamabads largest school is functional on 17 kanals ROOTS MILLENNIUM.

Zone 2 one of the biggest commercial area with 100 feet parking North commercial.

I think it's better coz one can buy a 10 marla in d17

For 40-50.

And 1 kanal in d18 for the same.

Also Invested in bahria 8 where am suffering loss of 25lacs.

I happen to own a 30*70 plot in Margalla view but im in the process of selling this.

But this is a fact that D-17 is the most safe investment in Zone-2; its a small sector almost 40% already constructed and decently managed.

Its not CDA sector at the moment however as soon as CDA decided to take over there will be no problem in that.

Society is planning some new projects and one of them is a medium size hospital and they are also working for beautification of the society.

If you are a risk averse or low risk taker then i think its the best in zone-2 at the moment.

Im selling because i have some other plans; i bought it for 33 lacs two years and two months ago and now i expect to sell this between 44 to 48.

So what's the possession status in D-18 AWT, may be describe it sector-wise as there will likely be differences and how are the prices currently? Tamim says 40-50 lacs for 1 kanal but I am seeing lesser on zameen.com?

I have heard good things about at least AWT in D-18 but for some reason it doesn't attract much attention on the forums here.

Good Investment but for Long term perspective .Second , Development is going on. And different projects regarding apartments are under way in Sector D-17.

Khalid sb how do you see investing in D-17 as compared to gulberg with current rates?
