Csc or lsc need advice

Salam everyone,
I wanna buy a plot in capital smart city or in lahore smart city for investment purpose which could give me good return in 3+ years so i wanna know which one is better should i go for lsc since its new and might have more potential growth than csc. Its just my thought so need experts advise.

CSC is also new because first possessions are yet to be delivered by society. Both are equally good as they are nicely located from cities and to be connected with big cities via major roads. Lesser price plot today may be more rewarding in future. CSC has advantage of NOC while LSC once acquired NOC will have one price jump at that time.

If it's a Pure investment, wait for 1.5 to 2.0 years, LSC is to go for ... Why? Here is the rationale:

-- LSC stands at a point of pre-launch so maximal return for those that invest at this point (yes risk too, but HRL have deep pockets and good resources to pull off this show successfully)

-- Land of LSC is much more level compared to CSC so development (if HRL deploys due machinery) is expected to be a way much faster and cheaper than CSC.

-- Compared to CSC and it's proximity to ISB/RWP, LSC is located at much better slot when compared to it's proximity with LHR.

The biggest plus as of now for CSC is a approved dedicated interchange. If LSC in future gets that (most likely and stronger case than CSC), that's an added benefit! The thing is once pre-development in LSC starts, any news/development from CSC will also boost purchases in LSC!

To me, I may be wrong but prices of CSC already on higher end considering an addition of about 1.25 to 1.5 lac per Marla as Development charges!

Yes Imtiaz sb this was my understanding as well and as you have mentioned in other posts regarding LSC commercial plots should i wait for them to be launched or should i invest right now in residential plots. And just one more thing if i go for residential which category i should select 5 marla 10 marla or 1 Kanal for good and safe returns (as per my understanding smaller plots have more buyers I am not sure if its true )

If I am in that situation, I will first invest in a small residential (preferably Overseas) in LSC before taking a jump towards commercial!

Yes, normally smaller size easy to sell but need to see if too many 5 Marlas sold/launched that makes 10 Marla a bit exclusive and can yield better in long run.

Having said that, in general, smaller is better for investment!

CSC is over priced now at the moment. Gains are only for those who invested in 2018. Specially CSC got very ROIs in commercials. As Imtiaz sb. Rightly said and the land in uneven and will take resources for leveling and development.

On the other hand, LSC is a new baby and will gradually get the momentum. Plain terrin will be an additional accelerator in development. LSC commercial launching should be picked up. Residencial iwill also be beneficial. I would suggest to go for LSC according to your budget bracket.

I think i should go for 5 or 10 marla and later if the launch price of commercial is better then i will jump on that. Now just one thing that 5 Marla or 10 Marla (5 marla is 22.8 and 10 marla is 40+ i guess) which one will be a good option if i wanna sell and switch to commercial because i am sure i wont be able to keep both

Overseas, Old Booking (19 for 5 M). May be some premium but still better than 22.8 wali!

Yes Waqas if the purpose is purely investment prefer 2 plots of 5M over one plot of 10 marla. Old booking file is better to have instead of new booking file.

LSC is way outside Lahore and located on very busy G.T. Road at Kala Shah Kaku. From Lahore, it is connected only to northern ring road through newly constructed Sialkot motorway. So LSC doesn't connect with the main city nicely. If for example you are going from Azadi Chowk, then you have to cross extremely messy Ravi bridge and Shahdra and a GT toll plaza before reaching there. All the pretty Vlogs that you see are from DHA Lahore. Check Google map.

@Imtiaz: Note that LSC is on GT road, it doesn't need interchange as CSC does.

The ultimate answer is in 'relativity': CSC is good or not relative to what? Relative to LSC & vice versa. The location marks (if not a bluff) by any means are far better accessible for LSC from mainstream LHR than for CSC from mainstream Capital. Leveled terrain is the added benefit.

It's so much to do to level the land and cutting in CSC that even after initial Possession they are not sure how much the Development charges to impose (unless there are some very recent updates to explicitly clarify) ... Per their development team, Should those be per Marla or overall dimensions for example a 5 Marla (25x50 @ 7.5 lac) & 20 Marla @ 7.5 x 4 (5x4) or 7.5 x 2 (50x90)...

Access wise I am not sure if it will have same access from the GT road going in or getting out of city...? The classical case and difference between. Super Hit (Top City) vs Under Dog (University Town)

LSC is not located in lahore.
It’s located in kala shah kaku.
Same as CSC is not located in Islamabad (The capital).

CSC & LSC Selling on the name of capital and lahore but does not exist inside capital and lahore.

That's okay, because cities are expanding so you should not see them as they are now. I think CSC will be hot eventually because of it's proximity to airport, motorway and RRR. Similarly, LSC has difficult access to main Lahore city, but eventually city will expand to that direction to engulf it. You should see where DHAs and Bahria and Lake City have expanded in Lahore. Ring road has made all of them accessible after decades.

Ask an average old Islamabadi and he'll tell you how their perception of city limits has gradually increased over the decades.

If its for pure investment purposes, and if budget is not an issue, I will never buy residential plot. I bought one 8 Marla overseas commercial and three 5 Marla overseas residential in Capital smart city, and trust me the own of that one commercial is 40-45 lacs (minimum) and the residential is not even 1,2 lacs each....

Muhammed sb, as per personal experience the profit on Overseas (just booking and confirmation paid 380k) was at min. 230k while ballotted ones (half payment done 900k approx) was 4 to 4.25+ lac (till Last Aug).

Yes, the point: Commercial gained almost double or more. It came with bigger risks for those who booked at pre-launch but gained big time. Not sure, if commercials at new rates will have same margins now!
