What the average cost of complete construction of double story home with covering area 3200 Sq Ft?

There are different packages for construction. It depends on design of home if we are talking about a normal design like its not very complicated it starts from Rs 1200 per sq ft to Rs 1600 per sq ft.
in the above mentioned rates main difference is for finishing of the house as cement brick sand etc will cost same but marbles , cabling, bathroom accessories, kitchen accessories, wash room tiles doors will make the difference. like if you are using 8 x 12 size tile and marble sunny white or sunny grey doors normal not very heavy bathroom accessories Super Asia level cabling local then it will cost you around 1200 but if you go for 12 x 12 tile good quality cables wooden doors better cables it will cost you around Rs 1400.

It depends Fawad that with home you are working like if contractor is trust worthy then you can do with labor + material because material purchasing is a very hectic thing. But if contractor is not trust worthy then you should purchase by your self.
There are strange things in market you cant purchase cheaper then a contractor as he is already in market with rich resources plus it depends on your job nature and schedule.
Now a days people are working with a new idea that they are hiring a contractor which will do each and everything fairly and at day end he will charge 15 to 20 percent of your construction cost. 20 percent is negotiable depends on size of plot.
Another important thing for construction that please hire a proper architect if you want a good home don't go for drafts man.In Pakistan unfortunately people try to save there money in term of architect but if you will hire a good architect he will definitely charge you around 2 or 3 lac for a home but he will save your construction cost he will give you supervision of structure engineer electrical engineer and civil engineer plus he will give you plumbing and electrical diagrams. so go for a good architect.

I live in UK and am planning to buy a house (1800 sq ft). I was going through these forums and found that building a house is better than buying an already built house. But the problem i have is i am sitting thousands of miles away and if i arrange a contractor i wont be able to monitor the construction.
As all of us know, without a proper supervision it is hard to get the standard of construction you want. Can anyone advise me of some of the trustworthy contractors and architects. I would appreciate that.

You are right building a house is better then buying a built house as you can make it with your own map plus you will be sure about the material but for that you must have a trustworthy person to look after. I always insist people that go for a good architect not a drafts man. as we are trying to save our money and we hire a drafts man for making map he is not an engineer he is simply expert of software and will make a copy paste idea for you. A qualified architect will charge you but he will give his skills and supervision.
There is a person in blue area i will give his contact number to you we usually hire his services for construction purposes he is talented trustworthy person so far and done a lot of projects in Islamabad. If you have a trust worthy person for supervision like your brother cousin or any trust worthy person then it will be best otherwise will give you contacts of some reasonable contractors.
