Construction options on 5.5 marla commercial

Dear all,

I am just wondering if someone can help me in putting myself in right direction. I am an overseas pakistani and have got a 5.5 marla commercial plot in dha ii sector h near axact, Islamabad. I am looking forward to start construction in near future thus exploring my options. The sole purpose of this plaza will obviously be to yield a maximum rental value. I would like to get your suggestion regarding the design of the building as well as any estimated cost there may occur. Plot has got approved plan for 2 basements + ground and 6 floors. Should i go with single floor construction (without any partition) with couple of residential flats at the top 2 floors or shops on some floors with flats at the top.

I will appreciate your help, comments and suggestions in due course.

Sector H is not good for construction right now as it has no substantial commercial activity yet…You will only get stuck with your hefty investments.Right now sector J,A and E commercials are good for rental yield only.

Thanks for getting back to me. Any idea when activities should take place? I have a plan to visit Pk in next February that is why doing my home work :)

Sir will take some time as in the first go, main commercial areas will be built and then construction activity will shift to this area.I dont think so building a plaza there can yield handsome rental yield as of now…But surely when populated it can give amazing returns but you have to wait for it, may be a couple of years or even a bit more.

Thanks both, couple of years is obviously too long specially when considering construction cost after 2 years but lets see how quickly things are moving forward.
