I have a land of area 10.10 marla in lahore for which i am looking to build a house.
Please share your thoughts on the below points with estimated cost (on average), as applicable;
1). How much area should be covered ideally (sq. Ft)?
2). I wish to include 2 bed rooms at ground floor and 3-bed rooms on first floor (including attached baths)
3). Would that be suitable to have basement in this area?
4). Any possibility of servant quarter and stores on both floors?
5). Grey structure cost per sq. Ft (including surface rendering, flooring, electrification and plumbing work)
6). Other cost on top of grey structure?
Please comment on the above. Appreciate your feedback.

Your covered area depends according to society laws approx 3000 or above covered area.
1= you can construct 2 beds with attach bath 1 dining and T.v lounge and kitchen.
And 3 beds with attach bath and t.v lounge and kitchen and store room.
2= you can construction basement to but its too expensive its depends on you.
- You can also include servant quater but not both floor.
4= grey structure cost includes.
foundation
walls
roof
cement plaster to wall.
under ground water tank.
roof water tank.
spetic tank also
For RCC roof lanter its cost per square foot is 1250. And for RBB its cost 1050 per square foot with material.
Total estimate would be 75 lakh.

2+3 bedroom is good option in 10 marla if design carefully. S.Q is necessary and it can be adjust if you are planning 3 storeys.
Covered area should be round 4000sft
A grade Grey structure cost is Rs. 1045/sft on ground and first and in basement 1530/sft.
Good finishing with imported tile, granite tops, solid wood doors and designed Kitchen cost you 1200/sft

Can anyone give an idea for construction of 3 Bed (attach bath), DD, kitchen etc on ground floor only on 1 Kanal plot with lawn in Islamabad? Also please tell me how much covered area it would be?
