Construction in awt

I have a kanal plot in g block of awt. I bought it few years ago for living purpose. I read comments on this website that awt is a good housing society.
I need advice that should i start construction of my house there? Will there be any incentive from the awt if i start construction? Are there facilities around for the family, such as school, hospital, shopping etc.
I am seriously considering it.

Sell it and move to E-16/17 or B-17 Block C. These are both CDA sectors inside Islamabad Capital Territory and they open on main GT Road so very close to Islamabad - now through Kashmir Highway and in future through Margalla Avenue also.

G block in AWT is not good for construction at the moment.

It may take 4 to 5 years for having all basic things like hospital, school, shopping center etc.

For you it is better to keep for few more months and just wait for interchange to open. Then according to situaion, take decision.

This time, you may not get good price for your plot.

I agree with Manahil estate that G block is difficult to build because it is hilly area. That's why its cheapest. If its for investment you can switch to maybe H block, but if you want to build house, you will need to wait till house construction picks up. After sometime it will have triple access to Islamabad including motorway.

The facilities are available in that area but not inside AWT itself, although society has all utilities available. Its an army scheme so they don't offer any incentive for construction, because they offer other advantages. Their biggest strength is their security system, which I feel is THE best in the entire zone by a big margin. It doesn't have ordinary security guards with empty rifles to showoff, they have Pakistan Army.

ZG, AWT does not have army men securing the neighbourhood, so its security is as good or as bad as other societies at the moment..

Mrs Bokhari, no one is thinking of making a house in AWT for atleast 1-2 year, because of the slow or almost dead pace of development..You should think of selling it as soon as the interchange opens...Liveable plots in the same price range, but lesser area can be bought in B 17, F 17 or D 17..

@Matrix. Sir I think your information is a little bit old. You are right that previously they only had guards at entrance and periphery but now they have deployed armed guards in every single block. There is at least one guard watching over each block, all army men. You cannot compare this to any society in the area. If you don't believe me sir, please visit AWT tomorrow and verify this yourself.

This is despite that so far just 3 houses have been completed in AWT while 2 more are about to start. When population increases they will also introduce a "Quick Response Force" same as in other cantonment areas. Also do take note that development in AWT is already completed and all plots have immediate possession.

There are short comings of AWT also such as their over head electricity system. But there absolutely is No doubt about their security system, its top class.

I am totally agree with all respected members that AWT is good just for investors but not good for living and it will take 2 to 4 years.Better to move to B-17 according to your budget B or C blocks.Allah is the best planner and he knows what will be the best for us.

Ms Bokhari someone has to start it AWT is good main thing is all plots are possessioned utilities are present and if security is as good as someone mentioned it then go for it there few houses under construction you start your in G sector others will follow you and in couple of years situation will improve people are just waiting for each other Awt location is exilent even if it’s couple of miles away from G.T road it’s still the best in the area and with the speed population is growing pretty soon all the societies in that area will be populated so go for it.

Mrs. Bokhari, G block is almost on the end of the society. When construction activity will start in future, it will definitely start from B, C & D blocks and population will gradually move to G. Also, currently there are absolutely no civic facilities (markets, schools, hospitals) available in AWT. So at this time construction in G block is not a good idea. You will definitely have to face loneliness for next 4 to 5 years which is quite difficult to live with, despite good security system. In my opinion try to sell G block plot and purchase some plot in either B or D blocks, because AWT will definitely rise to greater heights in future due its access from Motorway and Army background.

This is not the time to construct Mrs Bokhair, wait for a few more years. AWT has an advantage of interchange but no construction activity or other facilities at the moment. If you really want to start a house near that area, then B17 B or C block is a good option, they are also giving a rebate of 10 lakhs per house and in the future they will get access to motorway and margalla avenue (but it will take some time).

It all depends on one’s preferences. In DHA phase 2 a senior official had already built and shifted to his large house in M block when there was not a single house in the block and hardly 6-7 houses in the whole scheme. Now more houses are slowly getting built but there is still no commercial or any such facilities in that part of DHA at the moment. Still demand is high. That is usually common with Army schemes. I have a feeling that speed of construction activity in AWT will surprise many people after interchange is opened.

Raza sb you cant compare dha with awt…There is a hell of difference between both…

Saadi sb I was only trying to explain the fact that there are always some people willing to make the first move in building the first house for living. In military schemes, these people are more common because many plots are allotted to retired officers and families of martyrs who only wish to build a house on their plot for living. This is even more true for AWT because it is purely a welfare project.

Otherwise, there is no doubt that DHA has a far bigger brand value, even amongst all army schemes including Askari.

Civic facilities like hospitals schools depends upon population if population in specific society increase definately commercial activities increase and on this forum everyone is investor its reality no one have planned to build home so someone have to take initiative thanks

No doubt Dha is a bigger brand and more expensive but location of Awt is much better in future it might become one of central societies but dha will most likely remain on the edge of islamabad because after DHA it’s Rawat and very little room to expand.
