If i have a 3055=1650 sqft.
1-will then the constuction cost be 1650220=363000 rs for a single storey house or the double storey house?
2-if this is for the single storey house then what will be the construction cost for second floor with mumty?
3- when a contractor ask 2000 sqft with material again does he will calculate for each floor or this cost is for full double storey house including mumty?
Your answer will be quite helpful for me and also if someone can tell me the material to build a double story house of build area 30*55 clean only the car parking will be in this size rest i can construct.

I have constructed my house in Bahria Town 30x55 double storey it cost me 45k i completed a year back. Better to use Pakistani marble than tiles.

I visited some friends in Bahria Town Safari apartments near ace international academy. The tiles were coming off with loud noise during the night because of cold whether. This will cost the owner a huge amount to fix.
When constructing the floor, you are advised to do careful research about materials to be used otherwise if you decide to go for low quality but good looking floors you may end up with great loss on floor fixing costs next winter.
I live work in Saudi Arabia and have learned a lot how plan, manage and build a construction project. I have finished a 22 marla house in Multan recently. I planned well and managed it well, and saved a lot. First i had negotiated and completed the purchase of essential items, bricks, cement, iron bars, marble tiles, ceramic tiles, and rented essential tools including scaffolding and shuttering, etc.. I needed 130,000 bricks, so i fixed the rate with the supplier, i ordered cement from the factory 200 bags delivered to my project site each time i ordered. My agreement with the contractor included a penalty clause, the contractor must have 6 masons (mistriees) at work each day, if one mason is short, i deduct two masons daily rate for that day. We finished the first floor in 19 days, and then no work for 10 days, after 10 days we started the second floor, and finished it in 15 days, then they moved inside the ground floor and plastered all walls, and then outside walls, and finally inside walls for the second floor, 1 day for parameter walls, and 1 day for the water tank. 2 days, for marbling the outside area of the ground floor. The boundary wall and the gate already existed. The electrical, false ceiling and the plumbing works started as soon as the shutterings were removed and completed before the plastering works. The aluminum windows, kitchen, fans and air conditioning, even curtains, furniture ( as i had a 40' container load of furniture shipped from Canada). On the 91st day, we had an open house, and moved in. I gave rs200,000 bonus to the construction contractor, and paid for Umrah for three of his workers, at my own will, not their demand. A friend of my project manager/civil engineer from Saudi Arabia spent 2 weeks, one at the time of laying the foundation, and one at the time of flooring/completion. All contractors, wood work, aluminum windows, electrical, plumbing, iron grills, marble and interior and exterior paint works, worked like jins, just because of the penalty clause, and wanted to finish the work at least 1 or 2 days prior to their deadlines. It brought me a lot of saving, peace of mind, and we are enjoying living in the house. The entire neighborhood is astonished at our planning and achievement, and at least 3 residents in the area have sought my advise.
Please note procurement of materials is not difficult, if you insure that they deliver materials and quantities you order on time, and you have people on the ground to receive materials. However; the challenge is to manage the construction contractor, the masons/mistrees and labor, as someone in their family dies every week, and they do not show up at work, because they go to work somewhere else, not to the funeral of the dead, this is only an excuse. In my case, the contractor has 6 masons every day, even 7 sometime...... Good luck, sure its an headache, but you will enjoy building your house, and take pride in it.

In your case both parties were sincere in their obligations.There should be written agreement with clauses and penalties for both parties.But mostly sincere contractor is hard to find and when you find him, then the owner is giving hard time.The owner should give contractor some incentives that if they work according to your expectations, then contractor should be rewarded for that.

As you questioned the contractor will charge as per roofs. If it rs2000 that means he will charge you that for covered area which will be calculated on every lanter...
So the option one which you mentioned is true but for single storey. Btw where are you building your house and 220 is a bit too much depending on the location the average rate is 175 to 200. Let me know if you need a good contractor.

What is included in 175 to 200 sq ft labour charges?
I built in Multan, the labor rate i paid for covered area was Rs 110 per square foot, the area covered under the roof, same rate for the area on the first floor. Also, I built one 15 marla house near Gujranwala, and i paid the same rate. However, the rates have recently increased for example in Lahore the rates are very high.
