I want to construct house at BT Phase 8 Umer Block with following requirements:

- 3 Bedroom
- Drawing
- Dinning
- Servant room
- Store
- Kitchen
- Car parking for 2

Is it possible to construct the house with above requirements at 7 Marla plot i.e., 30x55. Further, what will be the construction cost for a normal house there.

Yes,above requirement can come in 7 marla. Construction cost is around Rs. 3000/sft.

Dear Mr. Tanveer I’m writing you on behalf of Clare builders and in referance to your inquiry I will say , of course you construct this house on 7 marla as well with might be a little compromise on the size of your house design and shrinked front lawn the reason being that within BT you are not pushed to leave 5 feet gali on both the sides of your house on 7 marla plot which able you to cover almost as much as 10 marla house structure.

Construction of the house in BT is little more expensive as compared to outside BT because of their strict laws of foundation and the quality of steel work in your gray structure. Although we do not know your house design and architecture therefor I am quoting you in range from min. To max. The gray structure which includes material + labor will cost you 1200-1300 PKR/sq.ft and the finish cost which includes gray structure+ labor+ fixtures+ finish will cost you minimum 1900PKR /sq.ft and the Maximum depends upon you ,like what type of finish and fixture you want to use and what is your budget.

HT is coming to our prices slowly and gradually…Rs.950 to 1200 and soon it will start from our prices Rs.1300 onward.

DSA the rates have gone very high in last 4 to 6 months.... Steel is now around 83,000 per ton....Plus the labor cost has broken records now...

HT...Great we are still there stick to our prices we are not facing any heat of prices going up where as fuel prices coming down $ coming down...So what did you add in your prices?

Anyways its just a formal chat carry on good work to offer good prices to clients.

Contractors already keep in mind the ups and downs and then offer rates that`s why we can say that change in rates is not a good sign and we can not change day by day. A good company in my point of view is the company who finalizes its rates for long term or consistency.
