I am interested to buy a shop in any one of these malls. I need expert's opinion which is better and is there any other better option in comparison ?
Purpose of the investment is to get monthly rent after possession and growth in capital value.

In my view go to D mall in Dha phase-2 next to Giga Mall or if you like in Gulberg then go to SKy Park One who is very good developer.In my opinion D-mall is much better option.Building is almost completed.Al Ghurair Giga Pakistan (Pvt.) Ltd is developer.

Sure the Location and facilities are better in D MALL but it’s price & payment plan is beyond my budget.
Magnus mall & Gulberg rabi centre both are to be developed by same OVAISCO builders. But the prices are different. Higher in Magnus and comparatively less in gulberg rabi centre. May be due to the difference of facilities in both.
I am interested due to location, exactly 1st plot on RHS of entrance in D MARKAZ Gulberg and secondly the developer has delivered completed projects earlier is Gulberg.
Any feedback positive or negative from experts is welcome, specially about rabi centre. On ground digging work is in progress and expected possession is after 3 years.

sky park one, can you please elaborate. How it is better than other projects in gulberg greeens like gulberg mall, arena etc.
How much minimum rent can be expected after possession there, in the food court shop ?
The prices in Gulberg mall LG, G and M floor are from 63k to 78k / sq ft. How you find them cheaper, moreover the structure is in initial stages.
Population will be around Residencia rather than on Greens. Greens commercial being sold on promise of 3 sides access and multi-national establishing there, that to a large extent worked for Gulberg Management.
Now, with a wait time of 3+ years, Residencia Commercial in D-Markaz (Centralised) will pay-off well. Considering current prices and planned population around!

Can you please elaborate little more to compare.
In fact I am negotiating for a shop in 2 locations out of these 2 I have to finalize one only.
A shop in the food court of a mall on gulberg express way, like skypark, arena or gulberg mall.
A shop in ground floor of commercials in D markaz.
Both options are on installment and under construction right now. Probably the possession will be given after a couple of years.
Suggestion from other experts are also welcome.

Better suggestion can be provided if the actual details are known, i.e., price per sq. ft. to have ultimate decision on which can be better!
As a general rule:
- Apartment for personal living and rental income are best in Greens (location + environment) than any other Private or Cooperative housing.
- Expressway Commercial is getting overly expensive and in surplus. No one know how that will go in resale or rental yields!
- If the deal is right (location, price etc.) Residencia can be better, in my personal view from Return on Investment point of view!
If into commercial shops at ground are the way to go! OVAISCO maintains a good reputation. Though I am not very convinced about Rabi Centre!
