Comparison of dha valley with bt-8 extension & capital smart city

I need from the competent members to critically discuss a brief comparison of dha valley with bt-8 extension & capital smart city.
In up coming months / years which place has the potential and where we should invest keeping the following factors in mind
1- pace of work
2- possession wise
3- location wise
4- price wise (5m / 8m / 10 m plots)
5- highest return on investment (roi)

As a matter of facts, for me all else becomes irrelevant when projects are stalled for last decade or so and no progress in sight for whatever foreseeable future.

Ask me personally, as things stand now Valley and Ext. are big Naa for me ... If someday there is meaningful progress being made whole of ISB will know and ample time to jump in. Recently, even BT new launches suffering so I am not sure what hold next for Ext. Pretty much same goes for Valley. Nothing more to say than that actually


The only questions: will CSC sustain their progress? so far seems good enough. Interchange approved so thats a big news. rest pros/cons of CSC discussed at length in its dedicated forum.


Bottom line: Ext/Valley are under dark clouds for quite sometime now. CSC seem to be seeing its best time (Habib-Rafiq Factor), is that sustainable for next 2 years? seems so but its any body's guess. may be 2 years down the lane, we see the usual pattern from ISB -- LHR -- KHI

KHI is the real market to make some serious money and generally speaking, the developer tries his best to deliver to reach KHI market. Most probably, CSC's (now Smart series after LHR) fairy tale will continue to the point it hits KHI, sometime, someday in future!

Future of above projects are bright according to location RLR is necessary for this area so in my view good for long term investment.

Agreed to Imtiaz and Nadeem sb
I personally prefer DHA valley at top as location wise, price wise, beauty wise, Islamabad tag wise and recent development of some good blocks, highly costly rail road underpass made by DHA and DHA homes just showing up appreciation but still not much to be a decisive factor.
I am now much hopeful about valley as the biggest hurdle of dhadhoocha dam fight between DHA and RDA has been sorted out .
Now there is fight between big developers to buy land around the dam location to make picnic points.
Having said all, DHA valley still cannot challenge the preferences suggested by Nadeem and Imtiaz sb.
If you can wait at least 5 years and buy 5 or 8 marla plots in valley, you are likely to get good profit as these plots are dirt cheap and hold DHA peace of mind with excellent development standards.
It could turn gold if access to Islamabad highway materialized but it is made only 8km up to Bluebell block and stalled right there!
But so many blocks developed, dam drama location decided and development as slow as phase-8 extension such as orchard, I would buy in vally but profit lookahead not less than 5 years.
