We usually forget one fundamental aspect of the location where we buy! This aspect is true both for investment and buying for making own house as it determines the land appreciation as a whole.
In the twin cities wherever we buy, the most important factor is/should be" driving of workings wives, university daughters etc to @ from either capital or Rawalpindi"!
Islamabad highway will be a different story as it is going to be signal free but the concern would still stay to some extent. Now think of deep dark road to Commenerd flower valley...gold valley....or other similar locations at zone-2. The Uni going girls are always back home in late hours and law n order situation will only exaggerate in coming years,if these so called democracies but actually family dictatorships stay!
The best investment should opt for the locations where accesses are well lit in night times.
I can almost bet that Islamabad highway will get lights after getting fatter n signal free and for that reason Investment around would prove better, In Shaa Alla
Abdul Qayyum sb you have got it absolutely correct. I am not talking about any project in particular but the matter in general. Location is the fundamental principal of Real Estate investment. However, many novice investors apply this principal immaturely and incorrectly.
Location is not just a matter of a property's coordinates on the map. The quality of its link and connectivity is what Really determines the quality of location. For example one of the negative aspects of bahria enclave is considered to be its approach road, which many people are not comfortable using at night. I also agree with your statement about the law and order problems. Projects located on main arteries will therefore succeed more easily.
Quyyum bhai CSG is more likely for the aged and rather than investment it is a differentiated market in terms of living. Sadly this commoners is also in the middle of nowhere. First there was flower then dream and now gold

I am aged one and I would rather go Murre where I could enjoy cool weather as well as snow falling rather than living in a place which is " nan hill nan kukurh"

I think investment break even point will minimize the chance of loss . Mostly people get in project when profits are increasing very quickly at that time who get in will maximize the chance of stuck...
