Commercial Vs Residential Investment

Dear all,

I have 1.5 crore (15 million) to invest and I have two options, please suggest the best option for me considering the current market as prices have already gone sky high in Bahria. Does that mean it not the right time to buy?

Option1:

Buy 10 Marla plot in Bahria Enclave 1, 10 Marla plot in Bahria Town, Phase 8.

Option 2:

Buy 8 Marla commercial corner plot in Bahria Business District (phase 8). Dealers call it future blue area of Bahria Town.

Plot is on installments.

Total price 6.25 crore (62.5 million) with initial installment of 1.25 crore and then 60k every 3 months (It will be hard to manage but I think I will manage these installments). Dealers claim that at any point if I cannot manage the installment, I can always sell it on profit?

Also how is Bahria Enclave 1 commercial plot in comparison to Bahria Business District (Phase 8)?

Since I have asked dealers not to send biased opinion and only people with fair, unbiased opinion should reply. Its surprising and alarming that nobody has replied.

Members of this forum, which have knowledge about the areas you have asked might not be able to login to the forum last night, or some other reason. I think no one on this forum has compelled any one to make investment on their advise. It is upto the individuals to decide based on information collected over here and going onto the market.

I don't know about commercial property of Bahria Town Phase8.

I think commercial area of BE is much lucrative at the moment.

Mr Tiger ... This forum is very useful. People with all sorts of opinions post their views and words of advice. It is entirely up to you to take it or leave it.

Any way in my view 8 marla commercial in Phase 8 business district is an excellent option especially in the long term.

Also do you think 62.5 million is fair price or its the seller trying to make big profits as according to my research anything on installment it will take 3 years for property to reach actual buying price. E.g. For this commercial plot it will actually take 3 years to reach worth 60-70 million although I will be paying this price today.

Commercial property brings in more profit as compared to Residential but commercial plots are very expensive, you can opt to buy a commercial plot in Mumtaz or Top City in this price range and within 2 years when the new airport is functional you will getting 100 percent profit IA.

@ Tiger…I do not think it is a lucrative investment now because they were launched for 4.5 crores and seller is already earning big profits…Think yourself that how much it can appreciate now??? I would recommend you to go for Al Ghurair Giga commercials on main GT road.

How about Bahria Enclave 1 commercial as pointed out earlier in the post as well???

In my opinion commercials of bahria phases and bahria enclave are way over priced now and time is gone for investment.I think the quoted price to you by dealer is also very high.4 to 5 crores for 5 marla not acceptable…Gt road commercial of al guraira are very much lucrative investment as it have the access from gt road plus it is touching big and elite dha community…

How about buying 2-3 5 marla plots in Bahria Enclave 1 constructing them and selling it out.

I do understand that you are pointing to Guraira however I am only keen on Bahria projects as people have always given good feedbacks for Bahria and I trust them.

Sir house sale is negligible in enclave…It will take some time…I will not recommend that…Better go for safari valley phase 8…

Business District plot will be worth it in the long run, and may become like Blue Area although perhaps you could mention the height of the buildings or how many floors you will be allowed to build. However my only concern is that they are asking for too much money and squeezing all the profit out and you would only benefit if you are going to hold for many years.

In my opinion commercials always has better rate of return. 15 million is a decent investment that can buy you an 8 marla commercial in Bahria Enclave on down payment, or business district or al-ghurair giga. All are good options.

Bahria residential have already exhausted their capacity to grow in price, and now at par with CDA zone 1 sectors (G-13, 14). Therefore, I do not expect any major jump in bahria residential in a near future. Slight and gradual increase can not be ruled out.

Do you have any update on Al-ghurair's WTC project. I heard they are kicking out small shop owners on GF, 1st and 2nd floors to accommodate large investors. If this is true, this would be a very sad state of affairs.

I visited Bahria Enclave1 again yesterday, went to Bahria Sales & Marketing office and also met different dealers.

I have found few commercial investment options in Bahria Enclave 1 Sector C and Sector C-1

Whats your opinion about sector C-1? For 8 Marla cornor commmercial catagory plot dealers are asking following price

Sector C-1

Original Bahria price : 5 Carore

Dealer's paid booking : 50 lac

Dealer now asking profit: 80 lac - 1.25 Carore

Hence now asking price : 5.8 carore - 6.25 Carore

booking is open on Sector C-1 hence I will get an open form which will mean that I can afford to skip installments for next 8-9 months, payment the fine (7-8 lac) and then sell again on profit?

Asking price : 3.5 carore

however I will need to immediately pay installments of 20 lac every 2 months.

Any suggestions?
