I have 4M PKR to invest for mid/long term and preferable BT phase 8 /DHA/F-17
Option 1:
So far my research is on BT phase 8 business district shops/offices with shared space option along with rental income like (ZEM, Time Square, Liberty Tower etc.)
Option 2:
Any flat with rental income.
Please guide me with the best options as i am blind without enough knowledge to take right step.

You aren’t getting any reply I guess because of the amount you want to invest.
Inside the housing societies with this investment you can’t have profitable property but out of the society you can get plot with good return in future.
Jazak Allah Malik sb for at least replying to me, we are here to get some genuine advice so i think everyone should at least reply with any type of advice.

With the property prices hitting a new high, it may be a little difficult to find a shop or apartment in your preferred housing societies within the given budget. Though you can check out Roman Grove in DHA Phase 1 for commercial units. It is located near Green Valley and is also close to Bahria Town Phase 7.
Also, have you thought about investing in plots instead? You may be able to find a suitable option in other housing schemes. For instance, Nova City seems like a good option. However, it would be great if someone who has invested in that project could share their thoughts on this.

70 to 75 Lacs can buy a two bed flat in Bahria phase 1-6 civic center & 10 Lacs more can convert it into a commercial office which can give minimum 60,000 rent with 10% annual raise in rent.
Now how can you raise money to get at it?
Buy a 5 Marla possession plot in DHA valley in Bluebell block …only in this place not any other block in Valley…
Once bridge to Islamabad highway is inaugurates which is only 25% left & located only 6 km from IH, you may have good profit & then buy apartment in Bahria as I said.
Nova city is a pure fraud, do not fall for it pls!
