Commercial Plot In Isb/pindi 12.5M

I have a ring road facing commercial plot in Bankers Town Lahore, which I believe has now largely matured and there is less room for further growth. I think I can get around 12.5M out of it. I plan to invest this amount in Islamabad/Pindi commercial plot somewhere. My objective is capital appreciation for around 5 years and then building it for rentals. I would personally prefer societies like Multi/Bahria/Gulberg. I am out of country so any suggestions from experts will be quite useful.

Zubair sb in this budget you wont find a suitable commercial plots as commercial plots are only worth it to buy in the following areas and that too on boulevard..

1-CDA

2-Bahria

3-DHA

And boulevard plots are very expensive and you would not even find a back of boulevard plot at these places in this range so i would suggest you to buy a 35x70 plot in g-13 and construct it afterwards with the basement as well and rental return will be extra ordinary from that house..

What if I wait for Multi Park announcement and invest in some commercial opportunity there? What are your views about Multi Park and possible prices there. Personally I am happy about my other investments with Multi.

Sir multi park will be launched with a very high price and rumors are in the market that 30x60 will be for 48 lacs and 1 kanal for 1 crore 12 lacs approx…I do not think so such a heavy investment is advisable in the upcoming project whose fate has yet to be decided…I opine that bahria enclave will rule that area and if cda gets up from slumber,they will also give competition to multi park and people will always prefer either cda or bahria and multi cannot even think of beating bahria…Its an unbridled giant with infinite money and can attract its customers anytime even after shattering their confidence. Mall of isb is under construction and if things like Eiffel tower etc comes into existence,then multi will literally have to bite the dust with such hefty price tag…In this scenario i would recommend you g-13 or dha…Rest is your choice.

If I have to go for a residential plot, what are your views about Bahria Enclave 35X70 possession plot? I can build a double storey house there and shift my parents from nearby Shahzad Town. They can occupy ground floor and rent the 2nd portion. I visited Bahria phase 8 this spring and know for sure that facility wise Bahria is the best place to live in Islamabad but Phase 8 is far away as our general orientation is towards Islamabad, so BE could be a good option to live in. However not so sure about all this, what is your opinion?
