CDA & DHA plots - safety, possible encroachment?

I hope everyone is doing great here and helping each other along the way.

I have come back on this forum after some time. I wanted to find out couple of things with respect to plots i have in cda (section i-11) & dha phase 2 (sector n).

When i bought them in 2013 and 2015 respectively, i was not too concerned except buying and more importantly getting the right deal with the rightful owner. Fast forwarding to today, i have moved further away from gcc and it is going to be more difficult to travel to pakistan often, so i am looking for suggestions/guidance with respect to following questions:

1- i am abroad and may not be visiting pakistan for another 2 years or so. In this time, do i have to worry about encroachment or related issues. If yes, what steps do i need to protect and to counter any possible issues. I am in possession of original ownership documents
2- as both were plots, i am not too sure if i have to pay annual charges e.G. Registration to cda or dha for these plots. I'd appreciate if someone can guide if there is any charges that i need to pay.

I do have some relatives but dont want to bother them unless absolute necessary.

I am not an ‘expert’ here, but i would suggest you to call relevant DHA and the CDA estate management for official opinion…Takes 5 minutes with valid response.

Well it depends, usually with good repute housings encroachment is not an issue, but it will only come one society announces possession, even then its not a norm that somebody does a qabza on your plot in societies like dha and cda

once you know the possession and actual location details, you can always send some relative or a friend to visit your site frequently

for charges, you must remain in contact with society office

You don't need to worry about encroachments in DHA and CDA....

However, for any charges related query, the better approach would be to call them with details of your plot and they will guide you better.

I just found out from my agent in Pakistan that sector N has been renamed and new map is coming up. Whilst I need to come over to take new allotment letter, does it impact value of property after new mapping and design of the sector. Is it worthwhile to sell out that plot in N sector? It's 1 kanal plot.

As sector N of DHA phase 2 in Isb/Pindi has been renamed and possibly remaped, what do I need to do in terms of update of records. I do have original allotment letter and other ownership docs issued by DHA.

@ Ali, I don't think that map of N Sector has been changed for original plot holders....

@ Khan: so you are saying that if there's no change in map and therefore allocated plot number will remain same. If that's the case then it will be a relief. How do I confirm this.
