Which Islamabad sector is likely to give some capital growth or at least keep the investment safe if I invest 10-12 million Insha Allah for 1-2 years. This excludes B-17 as I already have some investment there. My short list was:
DHA 2
DHA1
A small plot in D-12?
Gulberg
G sectors
Not sure if I can get a small plot in E-11 in this range but can extend budget a bit.
Bahria scares me.
And finally one of the countless societies along Express Highway.
Will prefer to have a piece of land and not a piece of paper?

Zafarullah sb…Sir i would recommend 2,1 kanal plots…One in sector k and other in sector N in dha 2…Khan bhai has also given a very good suggestion but it seems that its kind of a saturated now as they have already gained very much…However juice is still there but i feel that commoner can give more return…Btw if you are interested,i also have a plot in g-13/2 for sale of size 35x70…If interested,let me know.

Just give a look to those D-17 farm houses at the front. They give me a feeling that this investment would be fruitful INSHALLAH. They have the NOC issue but almost all of the farm houses are constructed with very little remaining. All constructed farm houses belongs to mostly Civil Bureaucrat and Top Government officials.
The other good option is divide your investment !

Thanks ISBase i m now thinking of DHA 2 and G sectors insha Allah, the only problem is the standard of development in G , location is great but not the development but maybe it doesnt matter for investment

The growth factor is attached with rising population and ACCESS with basic necessities of life being offered in your avenue of investment.
DHA-2 is the only Zone-5 society which i like most, the reason might be my social circle is living there . The other reasonable area with average development is Korang Town.
But give a look to all those on the right hand going from Islamabad to Rawat on Express Highway.
For G thing consider something in Zone-2. G-15 is the corner with two major roads running parallel . GT Road and Motorway and G-15 being the face of Zone-2 it will definitely take the major share in future INSHALLAH.

@ Zafar ullah…Sir Just to remove your confusion between g and dha 2, i am giving you following suggestion…You said you have budget of 12 million which can be increased a bit…I would say that buy a 1 kanal in dha 2 K or L block at 7.5 million and invest the rest of the amount in g-15 to buy a 30x60 plot…BY doing this,you will have the investment at both of your desired places and profit can also be maximized in this way…I hope you will like this suggestion.

10 marlas in some G sectors is selling for 20 millions that’s ridiculous , why to pay that amount of money for G with below standard ( generally speaking ) development. I know the access to so called main/Central Isb is important but is it THAT important ?
It is personal liking and disliking… And other attached priorities… I think…
Sir would investing in 5 or 10 marla in N block yield any good return compared against 1 kanal
