I am interested in buying 1 kanal plot in cdechs. Dealer told me that he can arrange for a file of 22-25 lacs. Just wanted experts to advise whether should i go for it or not. Land is in society’s possession with no development till now. I can wait for even 5 years before constructing my own house.

Nadeem don’t go for file in extension area. Buy a plot which is ready for construction. It is E-17/3 the most affordable developed CDA sector of Islamabad.

Cabinet has tremendous potential but has not appreciated much as expected the possible reason being not much work done for advertising it and giving dealers incentives like Bahria, DHA and B-17 did.

Faani sb every product is sold on its quality not on its advertisements,distribution and publicity only. Everyone acknowledges that bahria dha has the best standards of development ever.There is no point in comparing the two with the cabinet.Even B-17 is far ahead…

G Fanni sb sure..I would surely like to explain it and from the day 1 i m fighting this typical zone 1 mentality..First of all i didn't compare the cabinet with dha and bahria instead you compared it and made the latter two societies a yard stick for comparative analysis..Why???Because deep down in your heart, you know that the development standards of both the societies are unmatched....
Apart from all of the things mentioned above, let me explain the matter from separate view point.You buy a plot from two stand points, one is living and other is investment.From living view point, obviously every 'sane person' cannot compromise on the quality of living i.e road infrastructure, over all development and access to quality markets along with the decent plot size.So obviously comparing g-13/14/15 with dha and bahria in terms of development is analogous to comparing donkey with the fined bred horses.Yes distance to the offices is a factor, but quality of life is definitely more important.You cannot shelve yourself in a 25x40 (worth a considerable amount) without having a proper ventilated room with broken roads,no water,no street lights,no amenities and above all no space for a reasonable parking or a garage just to have some kilometers of proximity to your offices.Life style definitely affects the overall personality development.
Now comes the investment view point, Exactly 5 years ago, a plot in dha 2 was for 4.5 to 5.5 million on average and a 50x90 in g-14/4 was for 9.5 million on average.In today's date the plot of 5.5 million in dha 2 costs minimum at 19 million as of today and the same plot of 9.5 million worth in g-14/4 is hardly worth 20 million today if anyone is willing to buy it.So which of them gave more return,for this do your maths.I am quoting these examples from all the credible instances as all the deals were carried out before myself.Now is 2014, a plot of 40x80 in g-14/4 was 13 million and 1 kanal in dha 2 was for 6.5 to 7 million approx and i advised one of my relative to sell it as we were getting a kanal pair in B block at the investor price of 130 lacs. He gave me the same"uselessly typical zone 1 logic".So i left the options with him to decide and he decided to retain zone 1 plot after discussing it with very sensible people.Afterwards, that man retained that pair plot and he just sold that pair of 36 million recently while his zone 1 plot is still with him and worth no more than 16.5 million..So do your maths again..
Now comes bahria, a plot od 10 marla in phase 1 to 6 in todays date touches 9 to 10 million easily which was just 25 to 30 lacs in 2011-2012 when 30x60 in g-15 was 3 million which is 75 lacs as of now.So again do your maths...
Now a kanal house in g-13/14 has no customer of even 35 million when the plot price is 20 million plus but the same house kanal is easily sold in Dha and bahria for 35 to 45 million.Why? It is because the gentry and educated class that is interested in those areas because of development standards. New phenomenon in this regards is enclave just go and the price of 35x70 house in bahria enclave sector A and you will come to know what i am talking about?Look at the launching price of plots in enclave and look at todays' prices and then grab your calculator to translate the returns.
So life is not all about 'zone 1'.Things are changing considerable with the passage of time.For an educated and decent class,life is about development standards.
Tell me one thing,CDECHS is the project of cabinet division, have you seen any cabinet secretary or such high ranking educated officials constructing his home in cdechs or any of the sectors you mentioned?Why?Why do they prefer to opt dha or bahria?
