CAA Given Access From Top City

CAA (Civil Aviation Authority) has given access from Top City 1, Islamabad, where prices of plots were stagnant from last many months, CAA wanted a way to reach the airport, they had no other choice, but now they are passing through Top City.

There are so many adds in newspapers for Top City and Mumtaz City, where as Mumtaz City also giving possession in Chenab Block next month, where solar street lights are already installed.

How do you see it, I think prices will increase in Top and Mumtaz City.

Well surely prices will get a boost in Top City…with the link of new airport from this society. A really gud news for Top City investors… I think one should buy a plot there …before the prices get a jump.

Really good news, what about plot’s availbility in Top city even in not developed blocks, is there any good luck to avail the chance on installments & what is the procedure?

Good news but prices will not rise just yet so don’t get your hopes up. When development starts that’s when you will see an increase in price! Rawat rumour is slowly but surely getting buried…

I think this is good development for TC and MC.

Already there is a minor change in market people are asking about top city and mumtaz city even in mumtaz city small plots are rarely available in chanab block. This is a good time to hold ur plots in mumtaz and top city for few months it will definitely give good returns inshallah

I dont think prices will go up. Its private society.. Why 5 marla developed plot prices 14 lack in old airport? from old airport we can eazily guess the pricess of new airport. 5 marla price in airport housing society sector 4 you can get developed plot in 14 lack. Which is completely developed water, electricity, gas , market and possession is available but prices are not more than 14 lack. Even airport is 2 km away from it but prices are not as much...

Ok let me break this down and build a constructive argument to make my points clear as I beg to differ and completely disagree with you M Tahir and IS.

First of all, you cannot compare new airport societies with old airport due to location, road, development of the societies and the brand type. You mention that Airport Society sector 4 prices are cheap, yes of course they are. This is no surprise as even though facilities maybe intact, however, development is pretty poor. I would prefer PWD. Clearly, if they had a good repute they would not need to use STAR Marketing PVT LTD. They used STAR Marketing and as you know when SM are used, they over price the booking to make their own commission. When SM disappeared in the sunset, people had seen whats actually on ground and prices adjusted to correct market value!

After reading the comments of other expert contributors we all agree that Mumtaz City, which is also a private society has excellent development standards. They were not just handed over an award for best infrastructure for nothing....clearly they must have done something right to get that award! Development is something special especially in that area, of course it would be as they MCC are developing it themselves anyway! Whether its worth such money is questionable? Some say its worth it, some say its worth living there due to development standards some say its not?

Top City has always been favoured by investors due to close proximity, road access is a lot better than Airport Society sector 4. Now that road access will cut through TC, will benefit it even more, so I don't see absolute no logic in your comments as development is in full swing and prices are same as Airport Society and yet AS is developed. If TC can make the development standards just as good as ECHS or something similar then they prices on 10 marla plots are likely to go over crore as already prices are fairly high in A block! There is still plenty of juice left to extract from TC, as development is on going and at good pace. Prices are next likely to rise when development of road access to airport begins and then when airport becomes functional! Prices on TC are already on around 14 lakhs for 10 marla so why will prices stay stagnant now? Your comments M Tahir don't make any sense, and I see no logic! No hard feelings!

A well explained opinion of urs. But there are some questions in my mind which makes me think twice

  1. 10 marla plot in TC will touch 1 crore means ur assessment had crossed JKHS (G-15) and ur even comparing TC with Zone - 1 (G-13). Big WOW

  2. Prices can remain stagnant as genuine buyers have plenty of options available in Zone - 2 . If TC is out of their range they have other options left to look for.

I think you may have misunderstood my point. I meant to say prices in TC are of similar value to AS, yet its not even fully developed. IF DEVELOPMENT STANDARDS ARE STATE OF THE ART like ECHS, or JKCHS, then maybe prices will shoot up crore when populated and airport becomes fully functional. However, what your saying is true also as people will explore other options and this would be places like Green City, ICHS, E-19 will come into play as people will avoid the big 3.

Tahir sab…once u add Kashmir highway and motorway to the new airport…it becomes a very lucrative area for real state investment…far far better than the ares which lie close by to the old airport. Moreover, i dont find any gud located place with all the facilities near old airport where vacant plots are available…and if at all u find 1 then the price of 5 Marla plot there is not less than 25- 30Lac. So if u are able to get a plot in Top City 10 marla in 15 lac…wot else u want?/

Lucrative area does not only means TC, there are many other options as well. Point is we are not denying the fact that TC is not good, just an opinion that prices can remain stagnant, i repeat again "Can remain" not will remain as ALLAH knows better.

Other thing the old airport has other attractive points like Schools, colleges, universities nearby, access to public transport , commercial areas nearby etc etc.

Dr sb we are all here to educate each other not only to promote wat we have invested in.

Moreover, if we read the caption of this thread...it says that CAA has given acess to airport from Top City ..so prices are likely to increase...so if i am supporting the statement..is it bad?? :)
