Buying shop in a commercial plaza

Dear experts,

Need your guidance on the option of buying some shop in a commercial plaza.

How is such investment in terms of rental value, shop value growth, investment security and legal matters.
Also please shed some light on ownership. For different shops in a plaza, there are different owners so how the ownership transfer works and who is the main entity/body?

The forums on Zameen.com are losing the attraction as now nobody bothers to answer the queries and engage the audience !!

sir being specific helps. Answer is both yes or no as in plain language of Pakistani real estate even Giga Mall and Centaurus are referred to as 'Plazas' so does some ordinary 3 story mixed sort of building with a few shops in some far flung areas of city.

Question should be specific about any project, city, location and budget to get any reasonable answer.

We have different options from 20lak to 12crore shops. Rental at least is 0.5 of your investment, but in new plazas specially malls it highly attractive mostly in CDA sectors of islamabad.

My budget is 6 million which I can extend depending on the nature of investment in terms of its profitability and security.

Some projects near completion in Gulberg Greens, B-17 etc. Suits that budget.

In I-8 markaz a covered shoping mall where you can get a shop, these shops are owner based, and rental will be in per square feet. Some possibility in F-10 markaz as well.

Ground shop available in faisal town a block markaz, 2 minutes drive from islamabd interchange, available on 17 lac down payment, can be rented after one year to about 25000 rs, to tatal cost is 57 lac, remaining 40 lacs to be paid in 4 quarterly installments of 10 lac each.
