I want to invest around 7 to 8 million rupees in property preferably in islamabad.
I want property which can be used for personal home building , construction for rent and for resale with good profit later.
I want to buy at least at three different places ( not putting my eggs in one basket)
Is this the right time to buy property.

Sir in any reputable society, you won’t get three plots in this budget…I would recommend you to focus on quality not quantity.Better to go for dha 2 plots as dha 2 is offering impressive returns even in such adverse markets…Other potential investments may include a small plot in cda sector but i don’t think it would offer much impressive returns. Bahria is also not recommended at this stage. Yes if you can extend your budget, you can opt for a 10 marla in dha 2 along with a 5 marla in any underdeveloped sector in bahria enclave.
I would suggest the following options:
DHA Valley 5 marla file in Oleander or Lilly Blocks (12 to 13 lacs)
Bahria Enclave 5 Marla plot in Sector N (25 to 26 lacs)
Topcity D Block 10 marla plot (30 Plus)
Multi Residencia 7 marla plot (around 13 lacs)
Faisal Town 7 marla plot in Block A (around 29 lacs)

Dear invest in zone-II because of it's coming bright future
The current best sectors of zone-II are G-15,D-17,B-17,Faisal town,D-18
Usman sb, he is looking for 3 plots in 7-8 million budget, in G-15 I think he can't get a single good plot in this range? Correct me if I am missing something?

G-15 ki option denay me koi harj ni in this budget he will get 30x60 good location plot but yes not 2-3 plots as in other sectors

Dear members I am flexible regarding the units (plots- may be 2)to be purchased and even i can squeeze myself to increase my budget to another 1 million if I find property with good potentials in midterm ( 3 to 5 years) investment.
So suggestion are welcome and you can suggest me property with good return anywhere esp. In the suburban areas which are still underdeveloped and which as per my understanding can give good ROI. Please correct me with your comments and suggestions.

As the gurus suggested, you may get one 5 marla in Bahria enclave around 25, other 8 marla in gulberg avg price 25 in certain blocks and third you may go for Faisal town (28-30) or if you don't want to squeeze yourself then go for installment option in faisal residencia.
All these three have great potential for next 2-3 years and long term as well.
If you are interested in good ROI, this is a good time to invest in Lahore in projects such as Lake City, DHA City and Fizaya. In Lahore the planned government budget outlay for road projects is huge. This is giving Lahore real estate a big edge over Islamabad’s real estate for ROI. That presents a massive opportunity here.
@Paki-1 do you think dha city is safe investment?and files in papers only with no hopes of actual land acquisition there? i don’t know but these were in some news and rumors , if you have insights please explain.
Muhammad sb, all the options are in front of you... Now you can pick and choose, which suits your requirements and budget.... The options selected by Imran are not bad.

Mr Khan do DHA valley have possession plots as I am not interested in files due to risk and time factors.
If qabzaywala plots available please give some details. Size, prices which block and what your recommendations about all these aspects.
