I have a budget of 30 lac, which is best society for living in this range? I want plot with possession in rawalpindi/islamabad.

When you want to construct… I mean if you buy it tomorrow then immediate construction or after 4/5 years?

I have the option of safari valley, build is good but location is the issue, too far from main city.
Then i thought about F-17 T&T but i heard there are possession issues there, don't know if its true or not
Naval Anchorage could be an option
Bahria enclave - fits ur budget and location is good- sec H 5 marla- posessionable and ready for construction but not a large number of people residing. Will be gpod to reside in a year or two.
Safari valley is the best option in your budget.pocession with decent number of living papulation.

I think your decision of jinnah garden is good one. Nothing in this range with possession and location is available this close. Ghauri town is illegal that can have problems. Gulberg is far inside and no possession yet.
You should buy in Jinnah garden in streets like 224/223 where roads are kacha and rates are improving day by day. And possession is available and they will carpet when few houses are there.
Naval anchorage rates are 31+ for good plots in G block.

I just heard Tariq Malik of Abdullah Associates who had fled the country with 200 million rupees of others, is back in town and quietly doing business again (meaning not advertising himself too much) ... Bahria town phase 8 is the best option. I’ve been living here for last 2+ years and it’s getting better and better every year.
E-16/E-17 are part of main Islamabad.
They are CDA sectors in Zone 2 and closer to Zone 1 sectors as compared to DHA, Enclave etc.

I distinctly remember that even Faisal Avenue was a psychological boundary. People questioned whether sectors G-8 and others beyond this road were part of the real Islamabad. For I-8, it took the so called Islooites even longer to accept that sector as part of the so called real Islamabad. Now the psychological line is somewhere near Golra round about.
But the fact of the matter is GT Road does not even have the look of a inter-city highway. It is a proper city road especially in this part with Valley clinics, Wings Bakery, offices, restaurants, workshops lining it.
Even CDA managed sectors are on the other side of GT Road such as I-14, I-15 and I-16. So no one really regards G-15, F-15, E-16/17 etc as outside the city. With Kashmir Highway expansion and Airport and Motorway on this side, investment in Cabinet is a good choice if your budget is in the 3-4 m range. By a adding a few lakhs to 3 million, you can purchase even a one kanal possession plot in a CDA sector in proper ICT limits. And very decent fundamentals in terms of development standards such as street widths etc. Because the design, shape and road specifications are all according to CDA rules with CDA approval. The only thing is management is not active in repairing roads. This is the case typically in Islamabad. The management will carpet the roads once more after 60-70% construction of houses is complete. This is the case even in G-13 and G-14.
And this is what Cabinet management is doing too. Otherwise, people living there have gas connections though water is self boring basis. What more can one ask for on a low budget?

It is always a trade off between living near Rawat with better development standard compared at one third the price of newly developed Zone 1 sector or living near zone 1 in Zone 2 sector at less than 1/10th the price of the same Zone 1 sector.
There is also a psychological factor for those who - like me - consider themselves ‘old Islamabadis’. For whom at one time F-8 used to be the ‘western frontier’ or ‘ilaqa ghair’. I have seen that for most such people, somehow, zone-2 seems to be more a natural extension of Islamabad than does zone-5. Just a psychological thing…
“I live in Islamabad” fantasy is still there!
But not like before as DHAs/BTs are coming up fast to dilute the decades old psychological imprint.
I think in future Islamabad will further lag behind on the totally corrupt system inside CDA.
Still if you say to an old Islamabadian “I am living in DHA-2”, you will get an immediate response: “Oh you are living in Rawat”,
But everyone knows that CDA could never come on par with DHAs/BTs.
